Background Summary:
This plat is for Ocoee Crown Point PUD, which consists of Ocoee High School, new roadway
improvements, a lift station and the associated master surface water management system.
Issue:
The Engineering Department requests that the Mayor and City Commission approve the plat of
Ocoee Crown Point PUD development and the conveyance of Tract 0, Lift Station, to Orange
County.
Recommendations
City Staff recommends approval of plat of Ocoee Crown Point PUD as submitted and authorize the
Mayor and City Clerk to sign the plat and the Special Warranty Deed conveying the Tract 0, Lift
Station, to Orange County.

Ocoee Crown Point PUD
ISSUE
The Engineering Department requests that the Mayor and City Commission approve the Ocoee
Crown Point PUD.
BACKGROUNDIDISCUSSION
Ocoee Crown Point PUD is located at the northwest corner of Ocoee-Apopka Road and the Western
Beltway (State Road 429). This plat is for Ocoee High School, new roadway improvements, a lift
station and the associated master surface water management system, which consist of 66.74 acres.
The high school is already in session since August 8, 2005. AU required documentation pertaining to
the platting of this development has been reviewed and approved by City staff.
The lift station (Tract D), as shown on Plat Sheet 3 of 3 will be dedicated to Orange County for
ownership, operation and maintenance.

SPECIAL WARRANTY DEED
THIS SPECIAL WARRANTY DEED is made this _ day of , 2005 by
the CITY OF OCOEE, a municipal corporation duly created and existing under and by virtue of
the laws of the State of Florida, whose address is- ISO- North Lakes-hore Drive, Ocoee, Florida
3476-1 (hereinafter referred to as "Grant~"} to ORANGE COUNTY,.- a political subdivision- of
the State of Florida, whose address is 201 South Rosalind Avenue, Orlando, Florida 32801,
(hereinafter referred to as the "Grantee").
(Wherever used herein the terms "Grantor" and "Grantee" include aU the parties
to this instrument and the heirs, legal representatives and assigns of individuals,
and the successors and assigns of corporations, partnerships [including joint
ventures}, public bodies and quasi-public bodies.)

That the Grantor, for and in consideration of the sum of $10.00 and other valuable
considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens,
remises, releases, conveys and confirms unto the Grantee, all that certain land situate in Orange
County, Florida, viz:
Tract D, Ocoee Crown Point PUD Phase I, according to the Plat
thereof, recorded in Plat Book , Page of the
Public Records of Orange County, Florida (the "Property").
TOGETHER, with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee- simple forever.

The Grantor hereby covenants with the Grantee that the Grantor is lawfully seized of the
Property in fee simple; that the Grantor has good, right and lawful authority to sell and convey
the Property; that the Grantor hereby warrants the title to the Property and will defend the same
against the lawful claims of all persons claiming by, through OI under the Grantor; and that the
Property is free and clear of all encumbrances except taxes accruing subsequent to December 31,
2004; and zoning and other use restrictions, conditions or requirements now or hereafter imposed
by governmental authorities.
