SUBJECT: AMENDMENT TO THE LAND USE/PRELIMINARY SUBDIVISION PLAN
ALBERTSON'S SHOPPING CENTER
ISSUE
Should the Honorable Mayor and Board of City Commissioners
approve the developer' s request to increase the maximum allowable
building square footage on Lot 3 from 3 , 500 to 5, 500 square feet?
BACKGROUND
The Albertson' s Shopping Center' s PUD Land Use/Preliminary
Subdivision Plan was initially approved on March 16, 1993 and the
Final Subdivision Plan was approved on April 20, 1993 . Lot 3 is
the only undeveloped parcel remaining on the site . Attached is a
copy of the Land Use/Preliminary Subdivision Plan with the
requested change .
DISCUSSION
The owner of the property, ZOM Development, Inc . , is requesting
the change on behalf of Blockbuster, the prospective buyer.
Albertson' s has consented to the proposed amendment (see attached
letter) .
The Development Review Committee met on February 26 , 1996 and
unanimously approved the request as a nonsubstantial change to
the Plan. Staff emphasized to the developer that this is only a
change to the maximum allowable square footage . All site
development standards (setbacks, parking, lot coverage, etc . )
must still be met .
RECOMMENDATION
Staff respectfully recommends that the Honorable Mayor and Board
of City Commissioners approve the requested amendment to the
Albertson' s Shopping Center' s PUD Land Use/Preliminary
Subdivision Plan providing for the increase from 3 , 500 to 5, 500
square feet as the maximum square footage for a building on
Lot 3 .
