Preliminary Subdivision Plans
ISSUE:
Should the Honorable Mayor and City Commissioners approve the Preliminary Subdivision
Plans for Wesmere Villages 6, 7, 8 and 9?
BACKGROUND:
Wesmere PUD, located west of Maguire Road and north of Roberson Road, is approved for a total
of 724 dwelling units in a variety of villages of varying densities. Four villages within the PUD have
already been approved and constructed constituting 193 lots. An additional 157 lots are presently
under construction and will be available within the next several months. The Development Program
for the last four villages of the project are summarized as follows:
Villages 6 and 7 (Fenwick Cove)
Gross Area: 22.69 acres
Number of Lots: 85
Net Density: 3.75 dwelling units/acre
Minimum Lot Size: 6,500 square feet
Minimum Lot Width: 65 feet
Minimum Floor Area: 1,400 square feet
Villages 8 and 9 (Chesire Woods)
Gross Area: 30.77 acres
Number of Lots: 77
Net Density: 3.96 dwelling units/acre
Minimum Lot Size: 5,500 square feet
Minimum Lot Width: 55 feet
Minimum Floor Area: 1,400 square feet

Based on this data, the development of Villages 6, 7, 8 and 9 will add a total of 162 more lots within
the Wesmere PUD. This will bring the total number of lots within the entire project to 512, 212 lots
less than the originally permitted total of 724 lots for all of Wesmere PUD.
DISCUSSION:
The proposed phasing and lot sizes proposed within these villages vary slightly from those originally
depicted upon the Wesmere PUD Land Use Plan; however, these changes are permitted under the
development conditions of the PUD and do not represent an amendment to the Plan. Additionally,
the project varies somewhat from certain Conditions of Approval contained within the original PUD,
primarily pertaining to roadway improvements. These changes are considered more restrictive than
the original conditions and are therefore consistent with the intents of the original PUD.
PLANNING AND ZONING COMMISSION RECOMMENDATION:_
At their meeting on May 14, 1996, the Planning and Zoning Commission unanimously
recommended approval of the Preliminary Subdivision Plans per the Staff recommendation.
STAFF RECOMMENDATION:
At their meeting on April 23, 1996, the DRC unanimously approved this project. Based upon the
recommendation of the Development Review Commission and the Planning and Zoning
Commission, Staff respectfully recommends that the Honorable Mayor and City Commissioners
approve the Preliminary Subdivision Plans for Villages 6, 7, 8 and 9 of Wesmere PUD in accordance
with Plans dated stamped received by the City on May 9, 1996.
