SUBJECT: FINAL PLAT FOR TEMPLE GROVE ESTATES, PHASE lA
ISSUE
Should the Honorable Mayor and Board of City Commissioners approve
the Final Plat for Temple Grove Estates, Phase 1A?
Temple Grove Estates is a 133 lot subdivision located on the south
side of Silver Star Road and west side of Good Homes Road with
access from both roadways. The Final Engineering, Plans were
approved on October 17, 1989. The subdivision is zoned R -1 -AA.
DISCUSSION
The proposed plat is for Phase lA which contains 42 lots with
access from Good Homes Road. Emergency access has also been
provided to this phase via a stabilized base off of Silver Star
Road. This access will be blocked by a crash gate so as not to
encourage its use as a secondary access by routine traffic.
As of the date of this report, there are still a few site
improvements to be completed. The wall is currently being built
and the retention pond fencing will be installed once the wall is
completed. The pavement work on Good Homes Road was not acceptable
upon inspection and the developer has been notified by Jim Shira
that the work will need to be redone. If any of this work is not
completed by the July 7 City Commission meeting, the developer will
post a performance bond in the amount of 115 percent of the cost of
any unfinished work at the site. This bond will allow the City
Commission to vote on the plat and to have it recorded.
RECOMMENDATION
Staff respectfully recommends that the Honorable Mayor and Board of
City Commissioners approve the Final Plat for Temple Grove Estates,
Phase 1A. If the site work is not completed by July 7, staff
respectfully recommends that the City Commission approval be
subject to the posting of a performance bond.
