Site Plan, Conceptual Site Plan and Recreation Center Floor Plan which will be the. subject of Schematic Design Services. The Conceptual Site Plan indicates 40 acres of improvements to the existing 147 acre site with an estimated improvement allowance of $6.2 million dollars. The Conceptual Recreation Center and Required Parking are estimated at approximately $1.4 million dollars. Professional Services to be provided by the Design Criteria Professional: 1. Prepare evaluation regarding site utilization based upon a field visits, review of the following documents provided by others or under separate work order: boundary/topographic/tree/utility survey, geotechnical report and wetland delineation. The evaluation will also discuss applicable code restriction on the site. The purpose of the evaluation is to determine the maximum available land on the site which is suitable for construction of such improvements as the Recreation Center/Pool/Ballfields & Nature Trail. 2. Prepare Schematic Floor Plan, Exterior Elevations and Building Section of the Recreation Center. Prepare Schematic Site Plan. The Schematic Drawings will be developed and refined by Gee & Jenson through a series of Owner/Architect Hands-On Workshops. • Ultimately one final set of Schematic Drawings will be presented to the Owner. 3. Prepare a statement of probable cost and update project schedule. Submittals by the Design Criteria Professional to the City: Provide one submittal of the following: • Schematic Design Plans: Ten (10) Sets of Blueprints. • Site Evaluation Statement • Statement of Probable Cost and updated project schedule. . . • Schematic Drawings Mounted on Display Boards for Meetings • Intermediate blueprints & copies as required for workshop meetings . Meetings: The Design Criteria Professional shall attend four (4) Design Criteria Professional/Owner meetings. These meetings shall be conducted in a workshop format. The purpose of these meetings shall be to discuss and exchange information with the established City's representative(s) with regard to the floor plan layout, exterior elevations and location of building & amenities an the site. Due to the proposed phasing of development and due to the preliminary nature of the improvement locations, we propose to conduct a preliminary subsurface soil exploration for the entire proposed development area at this time and follow up with final subsurface soil exploration reports, including site preparation and foundation recommendations, at later times as necessary according to the phasing plan. The scope of our work at this time wilt include preliminarily determining the near-surface soil types (based on the Unified Soil Classification System) and groundwater conditions and their impact on the proposed development. We suggest the following field program: 'laptEfi`a3elaind G^raiiind�turf�ige�:. lumfiec:o $oringsi:ro_ 2 SPT 10 15 Auger 8 The SPT borings will be conducted in the vicinity of the proposed recreation center building and the auger borings will be conducted at various locations within the proposed Improvement areas. The SPT borings will be drilled using a procedure similar to the Standard Penetration Test outlined in ASTM D-1586. The borings will be sampled at 18-inch intervals to 10 feet deep and at 5-foot intervals, or change in stratification, below 10 feet. The auger borings will be drilled using a 4-inch • diameter truck-mounted continuous flight auger. Each sample will be removed from the sampler or auger in the field and then examined and visually classified by our crew chief. Representative portions will be sealed and packaged for transportation to our laboratory for further analysis as required. Water,level observations will be made in the borehoies during the drilling operation. The aforementioned scope of work should represent adequate coverage if relatively uniform soil conditions are encountered. LABORATORY TESTING Routine laboratory visual classification will be performed along with specific tests deemed necessary (i.e., sieve analysis, Atterberg limits and organic contents, etc). ENGINEERING ANALYSIS AND REPORT Engineering analysis of all data obtained will be made to preliminarily evaluate the sal types encountered as they relate to the proposed development. Qualitative soil information will be provided relative to internal drainage and suitability of the soils to serve as foundation for proposed structures and for fill material. Groundwater table conditions and estimated normal seasonal high groundwater tables will be provided at the boring locations. The results of our evaluation, together with all data developed during the exploration, will be submitted in a written report upon conclusion of the study. Locate and verify sufficient boundary control monumentation as shown on P.E.C. boundary drawing as shown for this site to be used to control Item"B", "C" and Task U. B. Locate chain link fence surrounding wastewater treatment plant and ponds. C _ Locate paved roadway from A.D. Mims Road to wastewater treatment pant entrance to parking area. D. Add the above information to that Gee & Jenson ACAD drawing file and return the revised drawing to Gee & Jenson. (Note: AC.4D file required prior to beginning of field work). TASK II (Would be performed On A Second Trip) A. Locate the wetlands jurisdictional line as flagged by an environmental consultant. B. Page 2 Our fees for the above referenced tasks will be as follows: TASK I • $1800.00 TASK II $1400.00 Deliverables will be as follows: • One diskette with Autocad (R13) Computer Drawing File of the Survey (to scale). • One vellum and one sepia mylar of the Survey signed and dated by a surveyor licensed in the state of Florida. • Ten sets of Blueprints of the Survey, signed & sealed by a surveyor licensed in the state of Florida • Sion/seal future blueprint copies (provided by Gee & Jenson) of the Survey of additional copies are required at a later date. We anticipate completion of the above described work within two weeks after receipt of a written notice to proceed. Payment is expected within thirty days from date of invoice.
