RE: PROPOSED PUBLIC WORKS SITE

Attached for your review are copies of the proposed Public Works Site.
Page I shows the site located Oil the South East side of Ocoee -Apopka Rd., Page 2 sho.�'s
in more detail the subject property and Page 3 the West Orange Trail phase 11.
The last page shows the relationship of both the Expressway and West Orange Trail to the
property in question. The planned Expressway and West Orange Trail phase 11 are
adjacent to the property and have little if any effect oil its use as a City Facility.
This property is available for $840,000 and with renovations the cost should not exceed
$1,250,000. This includes estimated intersection improvements at Fullers Cross to
enhance the safety of motorists using this busy intersection and the costs to demolish and
replace the existing Public Works Facilities with a ball field parking area.
This property now has numerous out buildings but the two main buildings on site have a
total of 18,301 sq. Ft. «,hick includes 1551 sq. Ft. office space. The larger building is
14,500 sq. ft and the smaller 2200 sq. ft. A number of on site improvements are necessary
which include off -ice renovations, rest room improvements, building access improvements,
additional office space, heating and air- conditioning. We can occupy this facility
immediately with only minor changes and begin work on improvements once there.
To construct new buildings equally equipped would cost us approximately $600,000. The
cost of construction for the 1550 sq.ft.office space is approximately $75 per sq. ft.or
$116,250.
Land costs such as site work, utilities construction, irrigation and asphalt/concrete for
parking and driveways could be as much as $450,000.
Current unimproved commercial property in the subject unincorporated area is valued at
$10-20,000 +/- acre. The area of interest is 5.613 acres placing the value at $56,000 to

$112,260. This figure is based on an estimate provided by a local Realtor and should
increase when the property is annexed.
To construct a new facility equal to this one the total cost would be approximately
$1,278,510 plus $150,000 for demolishing the old facility. Approximately $178,500 could
be saved through the purchase of this property.
This property has enough space for growth as the need is identified without the added
expenses of future construction. This building will also house some equipment now parked
outdoors which will increase its usefulness and reduce overall maintenance costs.
