CORWIN PUBLIC WORKS DIRECTOR 560 FLEWELLING AVE. •OCOEE,FL 34761 PHONE(407)877-8420•FAX(407)877-0392 STAFF REPORT DATE: August 8, 1997 TO: The Honorable Mayor and City Commissioners FROM: Richard Corwin, Public Works Director RE: Acquisition of New Public Works Facility ISSUE: To proceed with the acquisition of the facility at 370 Enterprise Street for the use as the new Public Works Facility. BACKGROUND: Following an extensive search for a new Public Works Facility site the former Ron Allen Trucking Facility was identified as a desirable central location for the proposed new Public Works Facility. Commission approval was given during the May 20th regular Commission meeting to proceed with negotiations with the property owners for the purchase of the property located at 370 Enterprise Street. These negotiations were conducted by the City Attorney and a signed agreement has been executed. Upon review of other available sites we conclude this to be the most economical and central location for the new Public Works Facility. RECOMMENDATION: We recommend proceeding with the acquisition of this property for use as the new Public Works Facility. Shira, P.E. City Engineer/Utilities Director SUBJECT: Public Works Facility Over the past several months, you and I have looked at several potential sites for the new public works facility. After evaluating all of these sites, it is my opinion that the site located at 370 Enterprise Street is the most viable for several reasons: 1. The site is nearly completely paved and has an existing metal building that is in good condition. 2. There are no drainage problems that I can see, since the site is entirely paved. No other St. Johns River Water Management District permits will be required. 3. The site is available immediately and there will be no problem with your crews moving onto the site as soon as title is transferred. All of the other sites require 3-6 months for construction improvements before they would be available for your use. 4. The parcel to the west of this site will be available for purchase. If the city can also acquire this parcel, I believe you will have enough property for any further expansion you may require for the next 15 years. In summary, I do not believe there are any other sites that we have examined that are better suited for your use. This site is available almost immediately. Immediate occupancy of this site will also allow immediate demolition of the existing public works facility which will facilitate immediate construction of the much needed parking area at the ball fields. If you need any further information from me, let me know. jbw . -tvv 42_1 g cl-2/Q/7
