CORNER OF BLUFORD AND COLUMBUS AVE. FOR THE RELOCATION OF FIRE STATION ONE Fire Station One at the city complex is in serious need of expansion and renovations . This facility was built in 1978 and does not meet any of the A.D.A. requirements . This facility only has one restroom facility for staff and crew. The parking in this area is also at a premium for the department and the public as well. A pleminary cost estimate from Gee& Jenson to build an addition on the south side of the existing facility, renovate the existing structure and bring it up to date would be approximately one million dollars. We have located a two and a quarter acre tract at the corner of Bluford and Columbus Ave. We feel that this site would be ideal for the relocation of Fire Station One.The asking price for this parcel is $100 000 dollars.which after looking at several other parcels of land we feel that this price is reasonable. We arc asking commission's approval to have this parcel appraised and move forward to purchasing this location for the site of Fire Station One. We have contacted the firm of Consortium Appraisal and Consulting Services Inc. for a cost and time frame to perform the appraisal. The cost for this service is $2.500. The moneys for this cost will come from the station one impact fee account. Lakeshore Drive Ocoee, Florida 34761 Dear Mr. Wheeler: I have prepared this response to your letter of May 6, 1997, regarding our fimr's availability to appraise the proposed fire station replacement site, which is situated at the northwest corner of West Columbus Street and South Bluford Avenue. Based upon the timetable outlined within your letter, our firm can undert.ke the appraisal of this property at a cost of $2,500.. The estimated time to complete our appraisal and analysis will approximate three weeks from your authorization to proceed. In order to assist us in the appraisal of this property, the following information would be of significant assistance: 1) A survey of the subject property, if available. 2) Any environmental audits available for the property. 3) Any listing data relative to the property. 4) A contact person to advise as to our on-site inspection of the property. The contact person should preferably be the property owner or their listing agent. 5) Any contracts for sale and purchase relative to the property. 6) Any additional information that you may have that would influence our opinion of value.
