I . Bearings based on Florida Coordinate System, East Zone, (NAD83/1990 Adjustment),
with the South line of the Northwest 1/4 of Section 21, Township 22 South, Range 28
East being S890 41 '04"W.
2. The City is subject to the terms, provisions and restrictions of F.S. Chapter 163
concerning moratoriums on the issuance of building permits under certain
circumstances. The City has no lawful authority to exempt any private entity,
or itself, from the application of such state legislation and nothing herein shall
be construed as such an exemption.
3. The lands set forth in this plat (except Tracts Cl and C2) are benefitted and
burdened by blanket easements for access, iny,•ess, egress, parking and other
purposes over all of the access roads, all roadways within the property, parking
lots, sidewalks and other paved areas, asset forth in that certain Construction,
Operation and Reciprocal Easement Agreement dated December 15, 1995 and
recorded December 21, 1995 in Off is to I Records Book 4991, Page 251, of the Pub I is
Records of Orange County, Florida.
4. A cross access easement will be provided by the owner of Lot 12 to the adjacent
parcel West of Lot 12 if agreed to by the owner of the adjacent parcel or otherwise
required by the City of Ocoee. The City may require the granting of the cross access
easement prior to development of Lot 12.
5. An easement for a shared access drive will be provided by the owner of Lot 7 to
the adjacent parcel to the South of Lot 7 if agreed to by the owner of the adjacent
parcel or otherwise required by the City of Ocoee. Any such easement shall also
provide for cross access between the adjacent parcel, Lot 7, and Tracts A2 and A5.
6. A cross access easement will be provided between Lots 7 and 6 connecting to Tract A8
