Shira, P.E., City Engineer/Utilities Director Robert Smith, Public Works Director SUBJECT: Quit -Claim Deed Several weeks ago, I was approached by Mr. Allen M. Meeks who requested that the city quit- claim a parcel of land to him. The parcel in question is part of a parent tract, identified by the Orange County Property Appraiser as Parcel I.D. No. 19-22-28-0000-00012. Within the parent tract, along the north side, there is a city maintained drainage ditch that runs between Marshall Farms Road and Maguire Road. Also within the parent tract, along the south side, and lying south of the drainage ditch, is the subject parcel. A sketch of the properties in question is included for your review. There are conflicting surveys of the parent tract and Mr. Meeks' property which lies adjacent to and to the south of the parent tract. Mr. Meeks believes that the conflicting surveys result in a question as to his interest in the subject parcel, and cause him to have control over approximately 0.6 acres less than he is entitled to. This quit -claim deed from the city for this parcel would help him settle the issue. According to Mr. Robert Smith, Ocoee Public Works Director, the subject parcel while adjacent to an active drainage ditch, is not used for access to or maintenance of the ditch. He has stated that this parcel is not required for proper maintenance of this ditch, and he has no objection to this proposed quit -claim deed. Mr. Meeks has agreed to quit -claim to the city, the balance of the larger tract. While this has little practical effect now, it may be of value in the future if questions arise again regarding various parties rights to all or portions of this tract.
