PEC obtained the appraisal services of Hastings and Spivey, Inc. to determine the value of the additional right-of-way and cost-to-cure requirements (additional costs) for each typical section. The appraised typical sections include: Option I 4-lane urban divided typical section for total project from Professional Parkway to new Maine Street (additional costs $1.6M) Option II 4-lane divided typical section from Professional Parkway to S.R. 50 and Intersection improvements north of S.R. 50 to Holiday Inn (additional costs $1.1M) Option MA 5-lane undivided typical section from Professional Parkway to S.R. 50, no improvements north of S.R. 50 (no additional costs) Option IIIB 4-lane roadway with traffic separator from Professional Parkway to S.R. 50, no improvements north of S.R. 50 (no additional costs) Option MC Combination of IRA and IIIB with 5-lane undivided typical section from Professional Parkway north to Days Inn and 4-lane section with traffic separator north of Days Inn to and through S.R. 50 Intersection and 5-lane undivided typical section north of Holiday Inn to new Maine Street intersection (no additional costs south of S.R. 50, additional costs north of S.R. 50 have not been determined) The additional cost for right-of-way and cost-to-cure is noted above for each proposed typical section. Shira, P.E. October 29, 1998 Page 2 construction can occur within existing right-of-way. Option IIIC is the best option concerning cost and roadway improvements. Option IIIC utilizes traffic separators to better traffic control along Maguire Road north and south of S.R. 50. Option IIIC also allows the City to take full advantage of the traffic flow improvements provided by the paving of New Maine Street and Maine Street. Option IIIC will add approximately $500,000 to the construction cost (exclusive of R/W cost north of S.R. 50) and will maximize the improvements of the Maguire Road/Maine Street corridor. In summary, PEC recommends the alternative depicted in Option IIIC at an additional construction cost of$500,000 (exclusive of R/W cost north of S.R. 50) to the Maguire Road Improvement Project.
