SUBJECT: Coca-Cola Property Feasibility Study
Update on Conceptual Land Use Plan
Over the last few months, City staff, the Mayor and School Board staff have worked with
the Spillis, Candella design team to develop a conceptual land use plan for the Coca-
Cola property. The consultants are now in the process of finalizing their report once all
economic issues have been worked out with the School Board.
In order for the entire City Commission to remain abreast of the planning efforts, Ellis
has requested that the Commission be provided with a copy of the Preferred
Development Scenario (attached) for review and input prior to finalizing the consultant's
report. As shown, the "bubble plan" outlines a variety of school, park, institutional,
residential and commercial uses which could be placed on the property.
The conceptual plan, as presented, is simply a means to delineate the general uses that
are capable of being supported on the site as part of our due diligence effort. Once the
property is acquired, a much more detailed site planning effort will be undertaken to
more specifically guide the future development of the property leading to a Master Plan
that will be approved by the City Commission.
