Should the Mayor and City Commissioners approve an amendment to the Preliminary /
Final Subdivision Plan for West Oaks Towne Center?
BACKGROUND / DISCUSSION:
The West Oaks Towne Center Preliminary / Final Subdivision Plan was approved by the
City Commission on December 21, 1999. This 13 acre commercial subdivision, located
at the northeast corner of State Road 50 and Clarke Road, was originally split into two
lots. Lot 2 of the subdivision was split off from the rest of the shopping center site to
permit Best Buy to own their own parcel. The remainder of the strip shopping center
building, including two pads for outparcel uses, were located on Lot 1.
The Developer now wishes too split off a 3r° lot to accommodate a buyer for the
outparcel space identified on the plan as Retail "E". The splitting of Lot I into two parcels
will not affect any part of the original plan for the center and will be accompanied by a
replat. The waivers originally granted for the project take care of all buffer yard setbacks
normally required for an outparcel. The only other change to the subdivision plan is a
modification to the parking requirements table to identify a reduction in the square
footage of space actually built on the site.
STAFF RECOMMENDATION
Staff respectfully recommends that the Mayor and City Commissioners approve the
proposed amendment to the Preliminary / Final Subdivision Plan for West Oaks Towne
Center to permit an additional one acre outparcel lot to be platted.
