SUBJECT: Plat of West End Professional Park Re-plat
West End Professional Park consists of 14 lots located on the southeast corner of Professional
Parkway and Professional Center Boulevard. All required documentation pertaining to the
platting of this subdivision has been reviewed and approved by City Staff.
I therefore recommend the City Commission approve the re-plat of West End Professional Park
as submitted.

IN PLAT BOOK 34, PAGES 139 THROUGH 141 AND INCLUDING ADJACENT LANDS
LOCATED IN SECTION 29, TOWNSHIP 22 SOUTH, RANGE 28 EAST
CITY OF OCOEE, ORANGE COUNTY, FLORIDA
NOTES
1) NOTICE. This plot, as recorded in its graphic form, is the official depiction of
the subdivided lands described herein and will in no circumstances be supplanted
in authority by any other graphic or digital form of the plat. There may be
additional restrictions that are not recorded on this plat that may be found in
the public records of this county.
2) Bearings based on the East line of the Northwest 114 of Section 29, Township
22 South, Range 28 East, as being S 002922" E (an assumed meridian).
3) Tract "D" is to be owned and maintained by the property owners' association
with a drainage easement over said tract dedicated to City of Ocoee, Florida.
4) Vehicular access rights from Professional Parkway to Lots 1, 4, 5, 7, 8 and 9
are hereby dedicated to the City of Ocoee.
5) The City is subject to the terms, provisions and restrictions of F.S. Chapter
163 concerning moratoriums on the issuance of building permits under certain
circumstances. The City has no lawful authority to exempt any private entity, or
itself, from the application of such state legislation and nothing herein shall be
construed as such an exception.
6) It is expressly provided that to the extent that any two or more contiguous
lots, or portions of contiguous lots, which share a common side yard lot or
boundary line are owned in common by a single owner and are combined,
developed and improved by the owner thereof as a single lot, the common lot
line between the lots so combined shall automatically be terminated, cancelled
and extinguished. Any easements established by this plat abutting said common
lot line shall also automatically be terminated, cancelled and extinguished
provided, and to the extent th(1,4. any such easement is not then in use.
7) Tracts "A" and "B" of the Plat of WEST END PROFESSIONAL PARK UNIT 1, as
recorded in Plat Book 34, Page 139, Public Records of Orange County, Florida,
are owned and maintained by West End, Professional Park Property Owners
Association, a Florida not —for —profit corporation, and such Association will
continue to own and maintain said Tracts for the benefit of all of the lots shown
on this plat.
8) Existing recorded easements shown on this plat are private easements which
are not dedicated to the public by this plat.
9) The drainage, sanitary sewer and water line easements shown hereon as
private are hereby dedicated to the City of Ocoee.
