Rezoning Request RZ-02-11-08 Ordinance #2003-06 ISSUE: Should the Mayor and City Commissioners adopt Ordinance #2003-06 to change the Zoning Map for a parcel (I.D.: 18-22-28-3116-01-050) of approximately 0.25 acres from R-1 "Single Family Dwelling District" to C-2 "Community Commercial District" ? BACKGROUND: Future Land Use: The subject property is designated "Commercial" on the Future Land Use Map (FLUM). The adjacent properties on the north, south, east, and west, sides also have FLUM designations of"Commercial". Zoning: The zoning designations adjacent to the subject property are R-1 and C-2 to the north, R-1 and C-2 to the south, C-1 to the east, and C-2 to the west. Existing Land Use: The existing land use of the subject property is a former single family residential structure now being used as a dentist office. The existing land use on the north side of the subject property is a vacant partially treed lot, on the east side there is an occupied single family residential structure, on the south side there is an occupied single family structure, and on the west side is a vacant commercial building.
