ISSUE
Should a .52 acre parcel of land located west of Taylor
Street, North of Oakland Avenue be rezoned to C-3 General
Commercial District?
BACKGROUND
The petitioner presently operates a retail tire and repair
business immediately south of and contiguous to the subject
site. A one-story residence is .located on the site which is
currently zoned R-1 Single Family Dwelling District.
DISCUSSION
This site is located along a heavily traveled State Highway
(439) . Predominant land uses north, south, and east of the
site are commercial and light industrial. To the rear of the
property is a small single family subdivision. The current
underlying Comprehensive Plan land use classification is
COMMERCIAL.
It is the intent of the petitioner to redevelop this property
for expansion of his tire business . Such re-use of the
property for commercial/light industrial use is consistent
with the intents of the land use plan and more appropriately
matches the character of this area than the current
residential usage. I
RECOMMENDATION ' 1
Staff respectfully recommends that the parcel be rezoned from
R-1 Single Famihy Dwelling District to C-3 General Commercial
District.
