ISSUE
Should a 0.8 acre parcel located at the S.E. corner of Montgomery Avenue and Oak Street
be approved for a RESIDENTIAL land use with a corresponding zoning classification of
R-1-AA SINGLE FAMILY DWELLING DISTRICT?
BACKGROUND
This property is located in the east-central portion of the community, an area charac-
terized by new residential development to the south and west of the site. Immediately
south is the Lake Olympic Townhomes Development. Primary access to the site is from
Montgomery Avenue, a clay street planned to ultimately serve as a collector road.
City water service is immediately adjacent to the site.
DISCUSSION
The development of this parcel would permit a logical expansion of the residential
uses planned in this area. It will also encourage the further infilling of a County
enclave.
RECOMMENDATION
Staff respectfully recommends that a RESIDENTIAL land use be approved for the parcel
with a corresponding zoning classification of R-1-AA SINGLE FAMILY DWELLING DISTRICT
to ensure consistency with the character of existing and future surrounding development.

This property, otherwise known as Harbour Highlands Village Phase II, is located in the
east-central portion of the carrnunity, an area characterized by new residential develop-
ment to the north and west of the site. Primacy access to the site is ftLstt Montganery
Avenue, a clay street planned to ultimately serve as a collector road. City water service
is presently being extended to the site along White Road.
DISCUSSION
The development of this parcel would permit a logical expansion of the residential uses
planned in this area. Development of the tract would also permit further extension of the
master City water system and allow Montgomery Avenue to be fully paved for a distance of
a mile south of White Road.
RECCIVENDATICN
Staff respectfully recarrrends that a RESIDENTIAL land use be approved for the parcel with
a corresponding zoning classification of R1-AA SINCr.R FAMILY DWELLING DISTRICT to ensure
consistency with the character of existing and future surrounding development.
