SUBJECT: HERITAGE DEVELOPMENT J.V. PETITIONS:
(A) CASE NO. 22C-87 CCMPREHENSIVE PLAN AMENDMENT
(B) CASE NO. 23R-87 REZONING
ISSUE
Should an 18 acre parcel located at the N.W. corner of White Road and Montganery Avenue be
approved for a RESIDENTIAL land use with a corresponding zoning classification of R-1-AA
SINGLE FAMILY DWELLING DISTRICT?

This property, otherwise ]mown as Harbour Highlands Village Phase I, is located in the
east-central portion of the community, an area characterized by new residential develop-
ment to the south and west of the site. Primary access to the site is frau Montgarery
Avenue, a clay street planned to ultimately serve as a collector road. City water service
is presently being extended to the site along White Road.
DISCUSSION
The development of this parcel would permit a logical expansion of the residential uses
planned in this area. Development of the tract would also permit further extension of the
master City water system and allow Montganery Avenue to be fully paved for a distance of
4 mile north of White Road.
REMMENDATICN
Staff respectfully reca>:mends that a RESIDENTIAL land use be approved for the parcel with
a corresponding zoning classification of R-1-AA SINrr.R FAMILY DWELLING DISTRICT to ensure
consistency with the character of existing and future surrounding development.

RESOLUTION NUMBER 86-03
City of Ocoee, Florida
WHEREAS, the Ocoee City Board of Commissioners is most
desirous of properly maintaining all the publicly used roadways
within the Corporate Limits of the City of Ocoee ; and,
WHEREAS, through no fault of anyone known, the road-
way of Lyle Street , located in Section 18, Township 22-South,
Range 28-East , that is commonly used does not correspond with
the platted road right-of-way; and,
WHEREAS, the roadway that is used has been maintained
by the Ocoee Street Department for eighteen years , or longer.
NOW THEREFORE, BE IT RESOLVED BY THE OCOEE CITY BOARD OF
COMMISSIONERS
That the Maintenance Map surveyed and signed by Mr. '
Jimmie Garrett , and dated February 14, 1986, and further docu-
mented by Mr. James Elmore, Ocoee Street Superintendent , be
formally adopted by this Board as being the only correct depic-
tion of the commonly used roadway known as Lyle Street .
Said adoption of this Maintenance Map will impose the
provisions of Florida Statute 95.361 ; thus making the used
right-of-way the dedicated right-of-way for Lyle Street .
The City Street Department will continue to maintain
the roadway known as Lyle Street .
DONE AND RESOLVED THIS 1st DAY OF _April, 1986.
