Planning and Zoning Commission
My name is William Volkert owner of the property to the north of the planed location for the
Reserve at Lake Meadow at 2201 Lauren Beth ave Ocoee FL 34761. I would like to address some
concern and questions we have regarding the planned rezoning of the property. Notice states
planned 48 single family home subdivision on the property in between Lauren Beth ave and Lake
Meadow. Below are some of our concerns and questions:
1. Owning the adjacent property we would like to know what kind of barrier or division will be
installed to separate and secure the subdivision from our property. Would it be a concrete
wall or installed fencing? What has been proposed in the plans with the subdivision and the
property lines?
2. Regarding the property and the water level of Lake Meadow. Being familiar with this area
the water level of the lake is very unstable and rises and falls heavily. We are currently
experiencing very high water levels at this time (see attached pictures of current water
levels) . Our 13.1 acres north of the proposed subdivision, currently a large portion of our
property is underwater and higher ground is saturated. Like our property, much of the
18.58 acres is currently under water and has continual water flow from storm water runoff,
as well as natural water sources. What plans and measures are in place to make this
location ready to support the 48 home planned subdivision? Is there a plan to divert the
rising levels of Lake Meadow to Lake Apopka? Our home and structures are on higher
ground, yet rising water is still a concern. Any further drainage into the Lake will cause us
and our neighbors to lose needed land and structures. The barn on the east side of our
property is only a few feet from the water now. With building additional homes and
infrastructure will this push water levels higher? Are there any plans to control or monitor
storm water and the levels of Lake Meadow? We do not want to lose any more of our
property due to inadequate drainage systems.
3. Traffic on Lauren Beth Avenue: We also have concerns on the monitoring and controlling of
increased traffic on Lauren Beth Avenue, currently traffic speed on the road is extreme as
the locals refer to it as the Drag Strip (see attached pictures of tire marks). With a increase
of 48 homes are there any measures to handle and control the speed and increased traffic
on this road? Without the planned 48 homes, vehicles already speed heavily off the turn
from Lake Meadow Road onto Lauren Beth. Will there be increased road infrastructures or
monitoring of the traffic with the new planed subdivision?
Thank you ,
William Volkert

Subject:Ocoee Water Challenge with Lake Meadow and Proposed Development on Lauren Beth
Good afternoon,
Development on Lauren Beth,Ocoee Florida
I know that our Farm was informed that we had to deal with the water since the city of Ocoee or Orange county was
not going to be doing anything about it this year. Well we All are getting water.
I wanted to share some photographs of the Farm as well as some of our neighbors property that are going
underwater.(loosing pastureland,paddocks,buildings...)
We have seen the notice for the hearing on the property to the south of us for the new development on Lauren Beth
and I will be trying to get everyone on Lauren Beth and Lake Meadow Road involved. In my opinion everyone is
getting the cart before the horse.
The water challenges to the neighborhood have not been resolved for the current residence and now you are going to
add up to 48 dwelling on the proposed property and that would equate at least 96 cars on an already busy set of
streets, where drivers do not follow traffic signs or speed limit signs.
This proposed property also has wetlands and potholes that retain water runoff. Where is that water going to go?
We never had serious water problems until the developments started to be built around Lake Meadow. I believe that
the developers were not held to the standards needed to protect the current residence of the lake.
I am sure the new developers are not going to like having trash dumped outside their gates.Frequently there are
tires,beds,mattresses,chairs,sofas.... dumped along Lauren Beth like a community dump site. The infrastructure is
just not here to support such a development.
I get it,you all want the taxes and we all like improvements but please get the current challenges figured out before
you add more challenges to an already stressed area.
