Do not click links or open attachments unless you recognize the sender and know the content is safe. 1 1 City of Ocoee City Commission Meeting Tuesday, December 15, 2020 Public Comment–Teens and Arden Park North’s Amenities and Planned Amenities To: Mayor, Mayor Pro Tem, and Commissioners From: Jim Moyer, Citizen of Ocoee Last month Arden Park North became 50% built and occupied (about 340 of the 681 homes). Despite Covid-19, Lennar is continuing, and has continued to build homes in Arden Park North at a dangerously fast pace. One day soon Lennar and the HOA board they control will have moved onto another housing project and the City of Ocoee and the Arden Park North homeowners will be left with the mess left by Lennar and their HOA. This letter is focusing on just one of countless issues regarding how Lennar and its HOA has been operating during this global pandemic. The big picture is that Stuart Miller, Lennar’s Executive Chairman, has created a corporate culture in which their organization only looks at their bottom line, their shareholders (95% of which are institutional investors), and money, money, and money while treating the Lennar homeowners, who ultimately pay their salary, as worthless distractions. Miller apparently does not realize, despite his Harvard education, that the legacy of he, his family, and his company will not just rest upon the perception of Wall Street and their institutional investors. The hundreds of thousands of Lennar homebuyers also have, and will continue to have in the future, a say in Lennar’s image. If Arden Park and the many lawsuits and Attorney General and Better Business Bureau complaints are any indication, the long-term perception of Lennar and Miller is not good even though, according to Miller, the Lennar “…net margin reached an all-time, third quarter high of 15.1%...” (https://investors.lennar.com/~/media/Files/L/Lennar-ir-V2/documents/earnings-releases/pr-09- 14-2020.pdf). Despite the current and former Lennar executives, supervisors, and employees complaining about Covid-19 negatively affecting their business and using this pandemic as a way of limiting the costs during their one-year warranties, it is simply a baseless argument. Lennar Corporation, the number one homebuilder in the country, by virtually every financial measure has done better than the previous year prior to the global pandemic. What is true, however is that families including those living in Arden Park North have been significantly and negatively impacted by Covid-19. There is nobody, in my opinion, more adversely affected by Covid-19 than teenagers. 1. Teenagers, as all of you know, experience some difficult years. 2. Teenagers lived more than one decade, but only one decade, before Covid-19. 3. Because of Covid-19, teenagers today are generally having a more difficult time than prior generations. 4. Also, teenagers just moved into a new home & new neighborhood, Arden Park North. 2 Living only one block from the clubhouse, gym, and pool, I have personally witnessed numerous teenagers burning off excess energy in the following ways: 1. Dangerously, playing football in the pool area; 2. Dangerously, throwing a tennis ball from the lawn over the building to the pool area; 3. Dangerously, throwing rocks over the pool and into the pool; 4. Dangerously, riding a bike down the hill towards the pool area that is full of potholes from the construction vehicles that still believe it to be an exit; and 5. Dangerously, playing tennis or other sports in the road. Since, to the best of my knowledge, Lennar has no current plans in Arden Park North to construct anything other than the Phase two park with swing sets and trees and the in-process Phase four park that appears to be a carbon copy of the Phase two park. These two parks are great for homeowners with little children and/or pets. But, what about teenagers and future teenagers especially after Covid-19 finally ends? When issues with Arden Park teens arise in the future, and they will, should we blame it on the irresponsible teens and/or their parents or us, adults in positions of authority whether employed by Lennar, the City of Ocoee, or Arden Park North homeowners who fail to take any action or put money ahead of everything else? I propose the following and yes, it would involve changing plans and costing money either by reducing the number of homes being built and/or leveling some ground: 1. One field that can simultaneously be used for: Football, Baseball, or Soccer 2. One area where the teenagers can play: Basketball, Tennis, or Volleyball 3. An area (most likely in phase six) for another*: Pool, Gym, and possibly Clubhouse (*there is currently one pool with a written capacity of 99 people and a gym that may handle 20 people to serve 681 homes in Arden Park North and 157 homes in Arden Park South with around 2,500 total residents plus their guests that could also be another 2,500 people for a grand total of as many as 5,000 people) 4_044v CITY OF OCOEE 150 N.
