The subject property is located on the east side of N. Clarke Road and north of A.D. Mims Road, at the northeast corner of the intersection of Clarke Road an A.D. Mims Road. Prairie Meadows is identified as parcel number 09-22-28-0000-00-062. The total area of the Plat amounts to approximately 8.7 acres. This Plat is required in order to create the 78 lots for the residential subdivision, associated street right-of-way, and tracts for open space, recreation, and retention facilities. The Plat also includes easements for emergency vehicle access, reclaim water lines, drainage, stormwater retention pond, and other public utility easements. The Prairie Meadows subdivision is platting prior to receiving a Certificate of Completion; therefore, the developer is required to provide a Surety covering the outstanding proposed improvements as approved in the Preliminary / Final Subdivision Plans for Prairie Meadows. The Developer, Meritage Homes, has provided the City with a Letter of Credit (Regions Bank Irrevocable Stand -By Letter of Credit Number 55109785) in the amount of $1,246,366.17. ISSUE: Should the City approve and sign the Prairie Meadows subdivision Plat? RECOMMENDATIONS: The Development Services Department recommends the approval of Prairie Meadows subdivision Plat by the City Commission and to authorize the Mayor and City Clerk to sign the Plat.
