Background Summary:
The subject property is zoned PUD (Planned Unit Development) and is located on the east side of Tomyn Blvd.
(Windermere Rd.), and approximately 1,517 feet north of the Tomyn Boulevard (Windermere Rd.) and Roberson
Rd. round-about. The subject site is approximately 8.13 acres in size. The proposed use is for a three-story
34,969 SF Self-Storage Facility adjacent to the Pet Paradise. The subject site parcel ID number is 31-22-28-
0000-00-050.

Discussion:
The proposed Ocoee Tomyn Road Preliminary / Final Large-Scale Site Plan consists of a three-story 34,969 SF
Self-Storage Facility with a shared entrance drive with the adjacent Pet Paradise. Parking is being provided with
one space per 75 units and one space for each two employees. The loading area is located inside the building
with a drive through the center.
Stormwater is going to the master stormwater pond which will be enlarged with this project. Utilities are being
provided by an existing water and sewer line installed under the South West Utility Service Area. A six-foot
sidewalk will be extended on the north end.
Issue:
Should the Honorable Mayor and City Commission recommend Approval of the Preliminary / Final Large-Scale
Site Plan for the proposed Ocoee Tomyn Self-Storage in the Barkeritaville PUD?
Development Review Committee Recommendation:
The Development Review Committee (DRC) met on December 7, 2021, and reviewed the proposed Preliminary
/Final Large-Scale Site Plan. The Development Review Committee voted to approve the Preliminary/Final Large-
Scale Site Plan.
Staff Recommendation:
Based on the analysis provided in this staff report and the recommendations of the DRC, Staff recommends that
the Honorable Mayor and City Commission approve the Preliminary/Large-Scale Site Plan for Ocoee Tomyn
Road Self-Storage.

3.01,05 Record Drawine Reauirements
All "as -built" information submitted to the engineer shall be sufficiently accurate,
clear and legible to satisfy the engineer (lint the information provides a true
representation of the improvements constructed. Upon completion of
construction, the contractor shall submit to the engineer of record complete sets of
"as -built" construction drawings as required for submittal and approval. These
draW4ngs shall be marked to show "as -built' construction changes and
dimensioned locations and elevations of all improvements and GPS data inble and
shall be signed and scaled by a Florida registered land surveyor. The following
information shall be included in the "as -built" submittal at a minimum:
A) Sanitary Sewer:
1. Top elevation of each manhole frame and cover.
2. Invert of each line entering and leaving each manhole/strueture.
3. Length of each run of main between manholes (center to center).
4. Actual grade of pipe between manholes.
5. Locate all service wyes from downstream manhole with depth at lot
line and distance from the main line.
6. Field measurements for location from permanent Visible objects all
fitting/accessories not visible from the surface (minimum two point
ties) (including clean -outs).
B) Stoma Drainage:

3. As -built infommtion on water systems shall include locations of all
fire hydrants, water services, blow -off assemblies, and lop of pipe
elevations at all fittings and at a minimum of 100 feet spacing along
the length of the mains.
4. All snmple points shall be shown in the "as-buil(" drawings and shall
be sequentially numbered throughout the entire project without

Acceptable position accuracy shall be sub -meter or better for compatibility
with global positioning system (GPS) equipment.
The GPS data shall be provided in an asset table incorporated as a section
of the final "as -built" drawings and shall include the headings as follows:

The H-20 Load Rated Fiberglass Wetwell Must Be Manufactured By L.F.
Manufacturing, Giddings, Texas, Which Includes A Written 20 Yr. Warranty.
Certification of the wetwell H-20load rating must be supplied with submittals.
H-20 certification must be signed and sealed by an engineer registered In the
State of Florlda.
After the H-20load rated wetwell has been Installed, the ASTM Certification
Number and Serial Tracking Number must be visible.
PUMPS:
Submersible pumps shall be HOMA Model GRP44/3, The grinder pumps
shall be installed In the H-20 LP FRP wetwell utilizing a dual slide rail system.
The pumps shall be capable of pumping materials normally found in domestic
and commercial sewage.
Stator winding shall be open type with Class F insulation and shall be heat -
shrink fitted into the stator housing. The use of pins, bolts, or other fastening
devices Is not acceptable.
A heat sensor thermostat shall be attached to the top end of the motor
winding and shall be connected In series with the magnetic contactor coil In
the control panel to stop motorif winding temperature exceeds 140 C., but
shall automatically reset when the winding temperature returns to normal.
Two heat sensor thermostats shall be used on three phase motors.
The pump motor shaft shall be AIS1420 SS threaded to take the pump impeller.
Upper & lower mechanical seals shall be Tungsten Carbide vs Tungsten Carbide.
DUPLEX CONTROL PANEL:
To insure complete unit and warranty responsibility the electrical control
panel must be manufactured and built by the pump supplier. The pump
suppliermust be a TUV (UL508A CERTIFIED) manufacturing facility, with a
minulmum of 10 years history in the manufacturing of electrical control
panels.
The Enclosure shall be NEMA 4X, minimum 30" high x 30" wide x 10" deep
fiberglass with 5 point latching system.
The enclosure shall have external mounting feet to allow for wall mounting.
The following components shall be mounted through the enclosure:
1- ea. Red Alarm Beacon (Light) 4"x 4" Minimum Diameter
1- ea. Alarm Horn (minimum 95 DCB)
1- ea. Generator Receptacle w/ weatherproof cover(SCM460 -UL 1686)
i- ea. Alarm Silence Pushbutton
The back panel shall be fabricated from .125, 5052-H32 marine alloy
aluminum. All components shall be mounted by machined stainless steel
screws.
