Background Summary:
Heartland Dental (Blackwood at Ocoee Commons, Lot 2) property is located on the southeast corner of the
intersection at Blackwood Ave and Montgomery Ave, adjacent to the Crestwood Heights Townhomes
Subdivision. Blackwood at Ocoee Commons, Lot 2, is identified as parcel number 20-22-28-0742-02-000. The
total area of the Plat amounts to approximately 1.95 acres.
This Replat is proposed in order to create two (2) new lots (Lot #1 and #2) and also includes easements/tracts
for ingress/egress access, utilities, drainage, and other public utility easements.
Blackwood at Ocoee Commons (Plat Book 62, Page 125), Lot 2 property, is replatting post development of
Heartland Dental (on new Lot #1) which has received a Certificate of Completion; therefore, the developer is
not required to provide a Surety covering any outstanding proposed improvements as approved in the Small
Scale Site Plans.
Issue:
Should the Honorable Mayor and City Commissioners approve the replat for Heartland Dental, Blackwood at
Ocoee Commons, Lot 2?
Recommendations:
Staff respectfully recommends the Honorable Mayor and City Commissioners approve the replat for Heartland
Dental (Blackwood at Ocoee Commons, Lot 2) and authorize the Mayor and City Clerk to sign the Plat.
