Subject: Approval of Utilities Easement Agreement with DKC Ocoee Village Center SE, LLC
for 7-Eleven (Southeast Commercial at Ocoee Village Center). (Development Engineer

Background Summary:
As part of the Ocoee Village Center Southeast Commercial 7-Eleven project, potable and reclaimed water
services were installed to provide domestic and irrigation services for the project. Additionally, a public fire
hydrant was installed to provide fire protection for the project. As a condition of the Small-Scale Site Plan
approval, the Developer agreed to provide utility easements for the public portion of the utility services,
allowing the City to operate and maintain its public utilities. See the attached utility easement document.
Issue:
Should the Honorable Mayor and City Commissioners accept the Utility Easement as provided by DKC Ocoee
Village Center SE, LLC for the 7-Eleven (Southeast Commercial at Ocoee Village Center)?
Recommendations:
Staff recommends the Honorable Mayor and City Commissioners accept and authorize the Mayor to execute
the Utility Easement with DKC Ocoee Village Center SE, LLC for the 7-Eleven (Southeast Commercial at
Ocoee Village Center) Development.

Commencing at the Southeast corner of said Tract SC2 and being on the Northerly Right-of-Way Line of 2nd
Avenue, thence with the Northerly Right-of-Way Line of said 2nd Avenue, North 89°13'22" West, 158.15 feet,
to the beginning of a curve concave Northerly; thence continuing with said Northerly Right-of-Way Line of said
2nd Avenue, Westerly along said curve, with a radius of 1685.41 feet, a delta of 14°25'09", a chord bearing
and distance of North 82°00'48" West, 423.03 feet, and an arc length of 424.15 feet; thence departing the
Northerly Right-of-Way Line of said 2nd Avenue, and with a line radial to said curve, North 15°11'47" East,
10.00 feet, to the Northerly line of an existing 10 foot Utility Easement, as shown on said plat of Ocoee Village
Center, being a point on a curve concave Northerly and being the Point of Beginning.
Thence with the Northerly line of said existing 10 foot Utility Easement, Westerly along said curve, with a
radius of 1675.41 feet, a delta of 00°20'31", a chord bearing and distance of North 74°37'58" West, 10.00 feet,
and an arc length of 10.00 feet; thence departing the Northerly line of said existing 10 foot Utility Easement,
and with a line radial to said curve, North 15°32'18" East, 5.00 feet, to the beginning of a radial curve concave
Northerly; thence Easterly along said curve, with a radius of 1665.41 feet, a delta of 00°20'31", a chord bearing
and distance of South 74°37'58" East, 9.97 feet, an arc length of 9.97 feet, to the end of said curve; thence
