Subject: Approval of the 429 Business Center Plat. (Development Engineer Keaton)
Background Summary:
The 429 Business Center property is located at 450 Ocoee Apopka Road, approximately 2,184 feet north of
the intersection of Silver Star Road and Ocoee Apopka Road, between the west side of Ocoee Apopka Road
and east side of Pine Street. The property parcels included in the plat consist of Parcel ID numbers 18-22-28-
0000-00-006, 18-22-28-0000-00-105, 18-22-28-0000-00-106, and 18-22-28-0000-00-005.
This plat is required in order to create two new lots (Lot #1 and #2), Tract A - Corporate Park Road (50' public
Right of Way) and Tract B, (24.50' of Public Right of Way). The plat also shows a 50' Drainage Easement over
the NW ditch system per O.R. 901, pg. 209.
The 429 Business Center is platting during the development of 429 Business Center Phase 2, which is near
substantial/Certificate of Completion; therefore, the developer is not required to provide a Plat Surety covering
any outstanding proposed improvements as approved in the Large-Scale Site Plans since there will be a 2-
year warranty surety provided by the developer at the sitework closeout phase.
Issue:
Should the Honorable Mayor and City Commissioners approve the plat for 429 Business Center Lot 1, Lot 2,
Tract A and Tract B.
Recommendations:
Staff respectfully recommends the Honorable Mayor and City Commissioners approve the plat for 429
Business Center Lot 1, Lot 2, Tract A and Tract B.
