Property Size and Parcel Identification Number: The subject property previously consisted of three (3) parcels totaling approximately 3.64 acres. These parcels have since been consolidated into a single lot, assigned parcel ID number 18-22-28-0000-00-096. Architectural Design: The provided architectural elevations (see attachment) indicate that the buildings will incorporate tilt-up concrete panels, brick accents, and cornice molding, with access at both the front and rear, as well as overhead doors at the back. Recommendations: Development Review Committee (DRC) Recommendation: The DRC met on Tuesday, April 7, 2026, to consider the Preliminary Final Site Plan. The DRC recommended approval of the Large-Scale Preliminary Final Site Plan for Maguire Plaza, located at 51 Maguire Road, with assigned parcel ID 18-22-28-0000-00-096. Planning & Zoning Commission (PZC) Recommendation: The Planning and Zoning Commission (PZC) considered this item during the public hearing held on April 14, 2026. The most stringent requirements between the City's Standards and the guidelines set forth in the Florida Administrative Code 62-555.314 (F.A.C). shall apply between newly proposed utility lines and existing or proposed utility lines. 2.Joint spacing shall be based on one full length water main pipe centered above or below other pipes.
