Background Summary:
The Inspiration Planned Unit Development (PUD) was approved by the City Commission at its meeting on
March 6, 2018. The PUD is located in District 3, directly south of the Florida Turnpike and west of Maguire
Road. Access to the PUD is primarily from Heller Blvd, which was constructed as part of the development. The
PUD encompasses 16.865 acres and features a mix of commercial and residential uses.
The commercial uses are distributed among four buildings with the following designated uses and maximum
square footage:
Building 1 Pre-School (13,681 sq ft)
Building 2 Office/retail (12,600 sq ft)
Building 3 Office/retail (42,350 sq ft)
Building 4 Retail (3,300 sq ft)
The residential component of the PUD permits a maximum of 90 townhouses, resulting in a density of 5.4
dwelling units per acre. To date, eight of the ninety townhomes have been permitted and constructed. The
original PUD plan also included a clubhouse with a pool, barbecue area, and picnic space. In total, the
residential area comprises thirteen (13) buildings: twelve (12) townhome buildings and one (1) amenity center.
The applicant, DR Horton, Inc., acting on behalf of the property owner, has submitted a non-substantial
amendment to the PUD Land Use Plan (LUP). The proposed amendment would modify the residential portion
by revising the approved architectural style for ten of the twelve townhome buildings. Additionally, the
proposed LUP would replace the previously approved residential amenity from a clubhouse with a pool,
barbecue area, and picnic area to a gym with a smaller footprint in the same location. There are no other
proposed changes to the PUD LUP.
The applicant has provided an amended PUD LUP, as well as elevations and renderings for the proposed
townhomes and gymnasium amenity.

elevations submitted by DR Horton to the Inspiration LUP?

Recommendations:
