AN ORDINANCE OF THE CITY OF acOEE, FLORIDA,
ESTABLISHING THE ZONING CLASSIFICATION OF A
CERTAIN AREA WITHIN THE MUNICIPAL BOUNDARIES;
MAKING FINDINGS OF FACT; DESCRIBING THE PRO-
PERTY TO BE ZONED; PROVIDING FOR AND AUTHORI-
ZING THE UPDATING OF OFFICIAL CITY MAPS; AND
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Frank H, Courtney, agent for owner Yusuf Mohamad, has peti-
tioned the City of Ocoee Board of Commissioners for a zoning change; and,
WHEREAS, the City of Ocoee Board of Commissioners has annexed this pro-
perty; and,
WHEREAS, the Planning and Zoning Commission has reviewed the petition
and recommended approval of same as voluntarily amended by the developer;
and,
WHEREAS, a Public Hearing as provided in Section 5-1, Chapter 2, Appen-
dix A of the Code of Ordinances of the City of Ocoee, Florida Statutes
166.041 and 163,3184 and Laws of Florida Chapter 85-55, was held on the ques-
tion of rezoning of said parcel of real property described below after due
public notice; and,
WHEREAS, the City Commission of the City of Ocoee, Florida made an in-
dependent examination and determined that the zoning classification of the
parcel of real property as set forth below is in the best interest of the
City; and,
WHEREAS, the rezoning is consistent with the 1979 City of Ocoee Compre-
hensive Plan as amended.
NOW, THEREFORE, BE IT ENACTED BY THE CITY COl.o.nSSION OF THE CITY OF
acOEE, FLORIDA:
Section 1. Pursuant to authority of the City Commission of the City of
Ocoee, Florida, under Chapter II, Section 3, the following described parcel
of real property shall henceforth bear the zoning classification as indicated
below, as defined by Chapter IV, Section 3 and 4, Appendix A, of the Code of
Ordinances of the City of Ocoee, Florida:
TO BE REZONED R-1-A, SINGLE FAMILY DWELLING DISTRICT:
BEGIN at the NW corner of the SE \ of the SW \ of Section 10,

distance of 1325,22 feet; run thence S 00018'29" W a distance
of 1279,48 feet; run thence S 89045'44" E a distance of 863,17
feet; run thence N 00014'51" E a distance of 345.75 feet; run
thence N 20017'24" W a distance of 570,35 feet; run thence N
00018'29" E a distance of 400,00 feet to a point on the South
line of the SE \ of the SW \ of Section 10, TO\Vllship 22 South,
Range 28 East; run thence N 00018'29" E a distance of 200,00
feet; run thence N 20018'26" E a distance of 733,61 feet; run
thence N 70009'07" W a distance of 556,20 feet; run thence N
00034'38" E a distance of 250,00 feet; run thence N 89053'55"
W a distance of 386,55 feet to the POINT OF BEGINNING,
TO BE REZONED R-1-AAA, SINGLE FAMILY DWELLING DISTRICT:
Commence at the Northwest corner of the NE \ of the NW \ of
Section 15, Township 22 South, Range 28 East; run thence S

of 940.00 feet to the NE corner of the SE\of the SW\ of Section

Section 2. That the platting of lots in the area herein rezoned to
R-l-AAA be a minimum of one-half acre in area as voluntarily stipulated by
the petitioner in a letter sent to the Planning Director of the City of Ocoe~
dated April 28, 1986.
Section 3. That the City Clerk is hereby authorized to update and sup-
plement the official City of Ocoee maps to include said land herein described.

Section 4. That if any section or portion of section or subsection of
the Ordinance proves to be invalid, unlawful, or unconstitutional, it shall
not be held to invalidate or impair the validity, force or effect of any
other section or portion of a section or subsection of this Ordinance,
Section 5. That all ordinances or parts of ordinances in conflict here-
with are hereby repealed,
Section 6. That this Ordinance shall take effect upon passage and a-
doption, thereafter the City Clerk is hereby directed to file a certified
copy of this Ordinance with the Department of the State of the State of
Florida,
