AN ORDINANCE OF THE CITY OF OCOEE, FLORIDA,
~TABLISHING THE ZONING CLASSIFICATION OF A
CERTAIN AREA WITHIN THE MUNICIPAL BOUNDARIES;
MAKING FINDINGS OF FACT; DESCRIBING THE PRO-
PERTY TO BE ZONED; PROVIDING FOR AND AUTHORI-
ZING AMENDMENT OF THE OFFICIAL CITY ZONING MAP;
AND PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, William E. Colburn and R.L. Stucki, owners, have petitioned
the City of Ocoee Board of Commissioners for a zoning change; and,

WHEREAS, the City of Ocoee Board of Commissioners has annexed this pro-
perty into the City of Ocoee; and,
WHEREAS, the Planning and Zoning Board has reviewed the petition and re-
commended approval of same; and,
WHEREAS, a Public Hearing as provided in Section 5-1, Chapter 2, Appendix
A of the Code of Ordinances of the City of Ocoee, Florida was held and the
question is said that the rezoning of the real property described below
after due public notice; and,
WHEREAS, the City Commission of the City of Ocoee, Florida made an inde-
pendent examination and determined that the zoning classification of the
parcel of real property as set forth below is in the best interest of the
City; and,
WHEREAS, the rezoning is consistent with the Orange County Growth Manage-
ment Policy.
NOW THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE CITY OF OCOEE,
FLORIDA:
Section 1. Pursuant to the authority of the City Commission of the City
of Ocoee, Florida, under Section 3, Chapter II, the following described par-
cel of real property shall henceforth bear the zoning classification as indi-
cated below, as defined by Section 9, Chapter IV, Appendix A, of the Code of
Ordinances of the City of Ocoee, Florida:
TO BE REZONED: C-2: The following described parcels in Section 20,
Township 22 South, Range 28 East, Orange County Florida:
PARCEL 16: All of the Northwest \ of Southwest \ of Southwest \
lying East of Railroad right-of-way and County Road and South ~ of
Northwest \ of Southwest \ west of Railroad right-of-way and all
of Northwest \ of Southwest \ of Southwest \ lying West of Railroad
right-of-way.
PARCEL 18: East ~ of Southwest \ of Southwest \ lying East of the
Western right-of-way line of Clarcona-Ocoee Road less the South 478.8
feet.

PARCEL 43: South 478.8 feet of Southwest \ of Southwest \ lying
East of the Western right-of-way line of Clarcona-Ocoee Road (less
Road right-of-way of State Road 50).
PARCEL 54: South ~ of the Northwest \ of the Southwest\, lying
East of Clarcona-Ocoee Road and South of Maine Street, and the
Northwest \ of the Southwest \ of the Southwest \ lying East of
Clarcona-Ocoee Road and South of Maine Street.
PARCEL 55: All of the Railroad right-of-way in the Southwest: \
of the Southwest \ lying West of Clarcona-Ocoee Road, and all of
the Railroad right-of-way in the Northwest \ of the Southwest \
lying West of Clarcona-Ocoee Road.
Section 2. That the City Clerk is hereby authorized to amend, alter and
supplement the official City zoning map of theCjty of Ocoee, Florida to in-
clude said land herein described.
Section 3. That if any section or portion of section or subsection of
the Ordinance proves to be invalid, unlawful, or unconstitutional, it shall
not be held to invalidate or impair the validity force or effect of any other
section or portion of a section or subsection of this Ordinance.
Section 4. That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.
Section 5. That this Ordinance shall take effect upon passage and adop-
tion, thereafter the City Clerk is hereby directed to file a certified copy
of this Ordinance with the Clerk of the Circuit Court in and for Orange County~
Florida, and to file a certified copy with the Department of the State of the
State of Florida.
