AN ORDINANCE OF THE CITY OF OCOEE, FLORIDA,
ESTABLISHING THE ZONING CLASSIFICATION OF A
CERTAIN AREA WITHIN THE MUNICIPAL BOUNDARIES;
MAKING FINDINGS OF FACT; DESCRIBING THE
PROPERTY TO BE ZONED; AND PROVIDING FOR AN
EFFECTIVE DATE.
WHEREAS, Marc Grimes, Agent for Rodney Metz, owner/partner, has
petitioned the City of Ocoee Board of Commissioners for a zoning change; and
WHEREAS, the City of Ocoee Board of Commissioners has annexed this
property into the City of Ocoee; and
WHEREAS, the Planning and Zoning Board has reviewed the petition and
recommended approval of same; and
WHEREAS, a Public Hearing as provided in Section 5-1, Chapter 2, Ap-
pendix A of the Code of Ordinances of the City of Ocoee, Florida was held
and the question is said that the rezoning of the real property described
below after due public notice; and
WHEREAS, the City Commission of the City of Ocoee, Florida made an
independent examination and determined that the zoning classification of the
parcel of real property as set forth below is in the best interest of the
City.
NOW THEREFORE, BE IT ENACTED BY THE PEOPLE OF THE CITY OF OCOEE,
FLORIDA:
SECTION I: Pursuant to the authority of the City Commission of the
City fo Ocoee, Florida, under Section 3, Chapter II, the following described
parcel of real property shall henceforth bear the zoning classification as
indicated below, as defined by Section 6A ,Chapter IV, Appendix A of the
Code of Ordinances of the City of Ocoee, Florida:
TO BE REZONED: P-S: Commence at the Northeast corner of the SE 1/4
of the NE 1/4 of Section 30, Township 22 S, Range 28 E; run thence S
89018'47" W 36.87 feet along the 40 acre line, for a POINT OF BEGIN-
NING, on the westerly right-of-way of Maguire Road; thence run N
00055'48" W 151.58 feet along said right-of-way line; thence S
89018'50" W 624.53 feet; thence S 00039'00" E 151.53 feet to a point
on the 40 acre line; thence S 89018'47" W 263.61 feet along the 40
acre line to a concrete monument; thence S 00039'00" E 358.90 feet,
parallel to the east line of said Section 30, to a point on the
northerly right-of-way line of the Sunshine State Parkway; said point
being on a curve concave southerly having a radius of 4,795.60 feet;
thence from a tangent bearing of S 81006'35" E run 846.41 feet along
the arc of said curve through a central angle of 10006'45"; thence N
00044'12" W 210.60 feet; thence N 05048'42" E 335.78 feet; thence
S 89004'12" E 27.82 feet to aforesaid Maguire Road right-of-way;
thence N 00055' 48" W 28.11 f'eet to the POINT OF BEGINNING. Contains
10.843 acres of land, more or less.
SECTION II: This ordinance shall take effect immediately upon
passage by the City Board of Commissioners of Ocoee, Florida.
