AGREEMENT
KNOW ALL MEN BY THESE PRESENTS: That ROBERT R. HENDRY, Trustee is
the owner of that certain property located in Orange County, Florida,
known as LAKE SHORE GARDENS SUBDIVISION, and recorded in Plat Book "A",
Pages 100 and 101, Public Records of Orange County, Florida.
. That LAKE SHORE GARDENS, LTD., a Florida Limited Partnership, here-
inafter referred to as the Developer, is the developer of that certain
property known as LAKE SHORE GARDENS SUBDIVISION. That the Developer
does not have a vested interest in that property known as LAKE SHORE
GARDENS SUBDIVISION.
WHEREAS, in consideration of the City of Ocoee's annexing the said
subdivision property, said property being described as:
Lots 1 thru 13 inclusive of Block 6; also Lots 10, 11 and
12 of Block 7, Town of Ocoee, as recorded in Plat Book A,
Pages 100 and 101, Public Records of Orange County, Florida;
Also; the Northeast t of the Northwest t (Less: The South
30 feet and the North 30 feet and the East 30 feet for roads)
of S~ction 20, Township 22 South, Range 28 East, and Also,
The Southeast t of the Southwest t (Less: The South 30
feet for road) and also (Less: The West 150.0 feet thereof)
Of Section 17, Township 22 South, Range 28 East.
Robert R. Hendry as Trustee, Lake Shore Gardens Limited and the City of
Ocoee do hereby agree that certain portions of the above described prop-
erty shall be zoned and used in conformity with the Zoning Resolution
of Orange County, Florida, as it was approved by the County Board of
Commissioners on December 3, 1964.
IT IS THEREFORE AGREED that the following described portion of said

Dwelling District as set out in the Zoning Resolution of Orange County.

The following described portion of said property shall be zoned
and used in conformity with the R-3 Multiple Family Dwelling District
as set out in the aforementioned zoning resolution.
Commence at the Southwest corner of the NE\ of the
NWt of Section 20, Township 22 South, Range 28 East,
Run thence N 0004'21" E along the West line of said
NEt of the NWt a distance of 30 feet to the Point of
Beginning. Run thence N 0004'21" E, 623.94 feet,
thence S 65005'51" E, 1035.44 feet, thence S 205.48
feet to a point 30 feet North of the South line of
said NEt of the NWt, thence N 88055'52" W, 940.13
feet to the Point of Beginning.
The following described portion of said property shall be zoned
and used in conformity with the C-l Retail Commercial District as set
out in the aforementioned zoning resolution.

North 300 feet of Lot 12, Block 7, Town of Ocoee as
recorded in Plat Book "A", pages 100 and 101, Public
Records of Orange County, Florida.
IN ADDITION Robert R. Hendry, Trustee, and Lake Shore Gardens
Limited will cause all of the above mentioned property to be plated and
said plat submitted for approval to the City Council of the City of Ocoee.
AND FURTHER, Robert R. Hendry, Trustee, and Lake Shore Gardens
Limited shall impose certain deed restrictions, known as J~otice of
Restrictions on Real Estate", previously submitted to said City Council

on that portion of the aforementioned property which has been designated
as R-l Single Family Dwelling District.
AND FURTHER, Robert R. Hendry, Trustee, and Lake Shore Gardens
Limited do hereby agree that paved streets and roadways shall be provided
in all of the Lake Shore Gardens Subdivision and shall be constructed
and maintained in accordance with the regulations set forth in the Orange

AND FURTHER, they shall construct and maintain proper drainage
facilities for said subdivision, all in conformity with the aforementioned
Orange County Subdivision Regulations. The Trustee and the Developer
shall also dedicate on the plat to be submitted to the City Council of
the City of Ocoee appropriate utilities and drainage easements, suffi-
cient to adequately provide for water courses, drainage ways, canals or
streams. However, all curbs on the streets and roadways shall be of the
construction known as ''miami curbing".
The Building Inspector for the City of Ocoee shall inspect all con-
struction subject to this agreement and he is authorized to call to the
attention of the developer and/or his representative and/or the Trustee
any failure of work or material to conform with this agreement and the
Orange County Subdivision Regulations, herein incorporated by reference,
and said Building Inspector shall have the authority to reject the mat-
erials or suspend the work which is not in conformity with approved

plans, specifications and this agreement.
The final subdivision plans shall be submitted to the City Council
of the City of Ocoee prior to construction of any improvements on the
subject property for their approval.
The City of Ocoee does hereby agree to supply to said subdivision
an adequate water supply on terms to be agreed upon between the parties.
