'!BE CITY aHnSSION OF '!BE CITY OF OCDEE, FIDRIDA, finds: That SAM HOIGE, having a legal or equitable interest in certain real property hereinafter described, made application to the city to use said prop- erty for two residential homesites, Whlcn use would violate existing zoning and developnent regulations of the City due to inadequate public road access; That the property in question consists of three platted lots in REUBEN KffiLAR. SUBDIVISION Which by said plat have access to a thirty foot wide, unimproved, right of way dedicated in said plat under the name of Kissinmee Avenue; That the Board of Adjustment of the City of Ocoee, Florida, at a public hearing held July 2, 1984, after due notice to interested parties, recommended approval of the request for the variance; That through no fault of the owners, a situation exists with respect to the property wnich is unique to the property in that surrounding properties have been developed over tne years in such a manner that acquisition of additional road rignt of way is impractical and would require demolition of existing improvements; That the total area of the property is sufficient to accommodate two residential homesites within existing zoning regulations; That strict application of: existing zoning ana developnent regulations with respect to publIC road access to r.nis particular property would be an unreasonable burden upon the proper'ty and unreasonably llffiit its use; N::M, THEREFORE, IT IS RESOLVED by the City Commission of the City of Ocoee, Florida, that the request for variance is granted and the owner of the following descr ibed parcel of real property located in the County of Orange and City of Ocoee, to wit: "Lots 17, 18, and 19, REUBEN KffiLAR SUB- DIVISION, according to the plat thereof as recorded in Plat Book A, Page 118, of the Public Records of Orange County, Florida," rnay-,subdiviae tne same into two parcels of approximately equal dimension and develop trle same in'co 'cwo E,ingJ.e iiliflil'1 H..'siaendai properties in separate ownership upon tilE: follOWIng conditions: /- . . v.~. 3535 pr, 1592 1. The develop.nent shall comply witn existinSJ zoning and aevelOfluent regulations in all respects except the requirements for pUblic road rigrrc-ot- way to the extent they are hereby waived; and 3.
