AN ORDINANCE OF THE CITY OF OCOEE, FLORIDA,
ESTABLISHING THE ZONING CLASSIFICATION OF A
CERTAIN AREA WITHIN THE MUNICIPAL BOUNDARIES;
MAKING FINDINGS OF FACT; DESCRIBING THE
PROPERTY TO BE ZONED; PROVIDING FOR AND
AUTHORIZING THE UPDATING OF OFFICIAL CITY
MAPS; AND PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, THE CITY PLANNING DIRECTOR has petitioned the
City of Ocoee Board of Commissioners for a zoning change; and
WHEREAS, the City of Ocoee Board of Commissioners has
annexed this property; and,
WHEREAS, the Planning and Zoning commission has
reviewed the petition
WHEREAS, a Public Hearing as provided in Section 5-1,
Chapter 2, Appendix A of the Code of Ordinances of the City
of Ocoee, Florida Statutes 166.041 and 163.3184 and Laws of
Florida Chapter 85-55, was held on the question of rezoning
of said parcel of real property described below after due
public notice; and,
WHEREAS, the City Commission of the City
Florida has made an independent examination and
that the zoning classification of the parcel
property as set forth below are in the best interest

City of Ocoee Comprehensive Plan as amended.
NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF
THE CITY OF OCOEE, FLORIDA:
SECTION 1: Pursuant to authority of the City
Commission of the City of Ocoee, Florida, under Section 3,
Chapter II, the following described parcel of real property
shall henceforth bear the zoning classification as indicated
below, as defined by section 11, Chapter IV, Appendix A of
the Code of Ordinances of the City of Ocoee, Florida.

MANUFACTURING AND WAREHOUSING DISTRICT

From the SE corner of the NE 1/4 of the SE 1/4 of
Section 19, Township 22 South, Range 28 East, run
S890 23'12"W along the South line thereof 183.20
feet to the Northerly Right-of-way of Maguire Road,
thence from a tangent bearing of N51006'41"W run
Northwesterly along the arc of a curve concave to
the SW and having a radius of 468.73 feet, an arc
distance of 131.30 feet to the P.T., thence N67009'
41"W 719.07 feet to the P.C. of a curve concave to
the NE having a radius of 490.87 feet, thence along
the arc thereof 174.58 feet and through a central
angle of 20022'40" to the Point of Beginning, then
N580 12'12"E 766.37 feet to the Westerly Right-of-
way of S.C.L. Railroad, thence N35038'41"W along
said Right-of-way, 50.11 feet, thence S58012'12"W
773.64 feet to the Easterly Right-of-way of Maguire
Road thence Southeasterly along a curve with a
radius of 490.87 feet through a central angle of 50
58'09" for an arc length of 51.14 feet to the Point
of Beginning.

SECTION 2: That the City Clerk is hereby authorized to
update and supplement the official City of Ocoee maps to
include said land herein described.

of the Ordinance proves to be invalid,
unconstitutional, it shall not be held to
impair the validity, force or effect of any

SECTION 5: That this Ordinance shall take effect upon
passage and adoption, thereafter the City Clerk is hereby
directed to file a certified copy of this Ordinance with the
Department of State of the State of Florida.
