to separate residential subdivisions from abuttinq arterial or
external collector streets when there are more than two side or
rear yards abuttinq an arterial or collector street. The intent
of the screen is two-fold:

frontage lots.
A screening requirement may be waived where existing vegetation is
to be retained and it provides a natural screen of at least fifty
(50) per cent opacity from the abutting arterial or external
collector street system. Deed restrictions should be placed on
double frontage lots to prohibit the indiscriminate clearing of
vegetation. Plant material removal should be minimized during
construction. II
