MINUTES OF THE PLANNING AND ZONING BOARD OF THE CITY OF OCOEE ON
JANUARY 9,1973.
MEMBERS PRESENT: H.M. Bowness, Bob Stovall, Ray Lait, W.H. Wurst,
L.R. McRoberts, Ed Brooklyn, Glen Thomas.
The meeting was brought to order at 7:00 P.M.
1. Julco Cor. -
Mr. Julian came before the board about annexa-
tion and rezoning of his property. Mr. Lait explained to Mr.
Julian what occurred at the previous meeting and why no decision
was made on his request.
Er. Julian stated that he had no definite plans, but he would
build according to the city regulations.
Mr. Wurst asked about reversing the order of the land by
making the North 300 feet C -2 and the South 200 Feet I -1 in-
stead of the original request of the North 200 feet C -2 and
the South 300 feet I -1. Discussions were held.
Mr. Julian asked if he changed the request to this, would
the board be reasonable later on if he needed a few more feet
one way. They said so long as his request was reasonable.
Pair. 'Wurst made the motion to annex and zone the property,
the North 300 feet C -2 and the South 200 feet I -1. A vote was
taken, Mr. Lait objected, but the motion was passed.
2. Er. Cowart came requesting rezoning of property on 437 -
from agricultural to commercial. The property is next to the
Waters property and across from the Shopping Center. No
legal discription was brought. He has a project going with
Sobik's Sandwich Shops, but it requires the rezoning. The
property is 295 ft. by 235 ft. Mr. Sobik plans to operate on
a 15o foot frontage so there would be plenty of parking space.
There would be a circular drive around building. The building
will be the same inside as the other Sobik's Sandwich Shops.
No alcohol will be sold, and the buildings he now has are
very clean, so this one will be clean also. Discussions were
held.
r;ir. Bowness seemed to think some of the property was not
in the city. Some of the other board members thought the same.
L.R. McRoberts made the motion to recommend to the council to
annex and rezone the property C -2. Mr. Wurst seconded the
motion. The board also told Mr. Cowart to bring a legal dis-
cription to the council meeting along with his plans.
Mr. Thomas told the board about his resignation from the
board. He also returned his pay checks.

Discussions were then held on trailer parts. Mr. Wurst said
he did not want any future trailer parks. Mr. Thomas said we
should be sure to follow the regulation in our zoning ordinance
to prevent misuse of trailer parks. It was stated we should
only allow Mobile Home Parks where there is one owner who is
responsible for the up keep and so it would not be like a
sub- division.
Mr. Wurst made the motion to adjurn, and Mr. Brooklyn
seconded it. The meeting was adjurned at $:30 P.M.
