DATE: March 7, 2006 RE: Plantation Groves Tract F ISSUE The Engineering Department requests that the Mayor and City Commission approve the Plantation Groves Tract F commercial development plat. A copy of the letter of credit and Joinder and Consent to Dedication is attached. BACKGROUND/DISCUSSION Plantation Groves Tract F commercial development is the last undeveloped tract of the Plantation Groves Commercial Complex which is located at the northeast corner of Moore Road and Maguire Road. This plat is for a 7.94 acre commercial development. The site is bounded by Key Isle Apartments to the west and Moore Road to the south. All required documentation pertaining to the platting of this development has been reviewed and approved by City staff. This instrument prepared by and return recorded instrument to: Leigh A. Williams, P.A. 4767 New Broad Street Orlando, Florida 32814 (407) 514-2630 JOINDER AND CONSENT TO DEDICATION The undersigned hereby certifies that it is the holder of the mortgage, lien or other encumbrance upon the above described property, and that the undersigned hereby joins in and consents to the dedication of the lands described above by the owner thereof, and agrees that its Real Estate Mortgage, Assignment of Rents and Security Agreement is recorded in Official Records Book 7782, Page 1580, of the Public Records of Orange County, Florida, is subordinated to the above dedication, and pursuant to Section 177.081, Florida Statutes, hereby consents to, ratifies and joins in the Plat bearing the name of Maguire Groves, to be recorded in the Public Records of Orange County, Florida (the "Plat"), and expressly ratifies, joins in, and consents to, all dedications, reservations, easements, restrictions, and other matters effected by or reflected on the Plat.
