(FORMERLY GOODMAN COMMERCIAL PARK)
ISSUE
Should the Honorable Mayor and Board of City Commissioners approve
the Final Plat for Ocoee Commerce Center (formerly Goodman
Commercial Park) ?
BACKGROUND AND DISCUSSION
Ocoee Commerce Center is a 14-lot commercial subdivision located at
the corner of State Road 50 and Old Winter Garden Road. It
received Final Engineering approval in March of this year and the
site improvements have been accepted by the City.
There is a note on the plat that a concurrency certificate is
required prior to pulling building permits, unless the project
receives vested rights. The developer has applied for vested
rights and the application is currently under staff review.
RECOMMENDATION
Staff respectfully recommends that the Honorable Mayor and Board of
City Commissioners approve the Final Plat for Ocoee Commerce
Center.

- Access rights to Lot 1 and Lots 9 through 14 from Old Winter Garden
Road and Lots l and 2'from State Road 50 are hereby dedicated to the
City of Ocoee.
- Tracts A, B & C are to be owned and maintained by the Property
Owners' Association.
- The City is subject to the terms, provisions and restrictions of F.S.
Chapter 163 concerning moratoriums on the issuance of building
permits under certain circumstances. The City has no lawful authority
to exempt any private entity, or itself, from the application of such state
legislation and nothing herein shall be construed as such an exemption.
Prior to the approval of building permits for the project, or any portion
thereof, the applicant/owner will need to apply for and obtain a Final
Certificate of Concurrency pursuant to Article IX of the Ocoee Land
Development Code. Neither the review of the application/project by the
City nor the granting of any approvals in connection with such review
shall be construed to grant the applicant/owner any entitlement to obtain
a Final Certificate of Concurrency with respect to all or any portion of
the project or to create any exemption from the provisions of Article IX
of the Ocoee Land Development Code. -
- Access easements and drainage easements are for the benefit of and are
to be maintained by the Property Owners' Association.
