Behrens, Director of Planning 0 DATE: August 31, 1993 RE: EXTENSION OF FINAL SUBDIVISION PLANS FOR PLANTATION GROVE P.U.D. PROPOSED COMMERCIAL SHOPPING CENTER ISSUE: Should the Honorable Mayor and Board of City Commissioners approve a one-year time extension for the approved Final Subdivision Plans for Plantation Grove P.U.D. East - Commercial Shopping Center - Parcel F, Phase I? BACKGROUND: Final Subdivision Plans for Plantation Grove East 's proposed shopping center were approved on August 18 , 1992 . DISCUSSION: The City has received a request for a one-year time extension on the Final Subdivision Plan approval due to "extraordinary circumstances". The "Four Corners" study on the intersection of Apopka-Vineland and Conroy Windermere Roads by Orange County has slowed down the potential development of the Maguire Road retail site. The City's current subdivision regulations state that approval of Final Subdivision Plans shall be automatically voided if a preconstruction conference has not commenced within one year from the date of Final Subdivision Plan approval . The City Commission may, however, grant a one-year time extension, provided that the plans still comply with current regulations at the time of development . RECOMMENDATION: Staff respectfully recommends that the Honorable Mayor and Board of City Commissioners approve a one-year time extension for the Plantation Grove P.U.D. Commercial Shopping Center, Final Subdivision Plans until August 18, 1994. BCB/emkVA"l
