Behrens , Director of Planning I DATE: July 14, 1993 SUBJECT: HUDSON COMMERCIAL PARK: PRELIMINARY ENGINEERING PLANS, PHASE I ISSUE: Should The Honorable Mayor and City Commission approve the Preliminary Subdivision Plans for Hudson Commercial Park, Phase I . BACKGROUND: Hudson Commercial Park is located on the south side of State Road 50 (West Colonial Drive) across from Denny ' s Restaurant . Phase I consists of a small 2 . 359 acre parcel with frontage on State Road 50 . Included are Lots 1 and 2 and a small retention area (the overall site is 17+ acres) . Phase I would not impact the Class II Wetland area discussed at an earlier meeting; there will be a 25 ' buffer between the Class II Wetland and development . There may be a retention pond, however. DISCUSSION: The Preliminary Subdivision plans for Hudson Commercial Park - Phase I were reviewed and approved by the Development Review Committee on June 30 , 1993 . The vote was unanimous . P & Z RECOMMENDATION : The Planning and Zoning Commission reviewed and Recommended Approval of the Preliminary Engineering Plans on July 13 , 1993 . BACKGROUND AND DISCUSSION The Hudson Commercial Park Preliminary Plans were submitted before the concurrency process was instituted. To that end, the applicant was permitted to put the Preliminary Plans through the City's development review process with the understanding that application for a Final Certificate of Concurrency must be made when Final Subdivision Plans are submitted to the City for review. There is a note to this affect on the Preliminary Subdivision Plans.
