SUBJECT: HUDSON COMMERCIAL SUBDIVISION: FINAL SUBDIVISION PLANS
PHASE I - GRIFFIN CENTER
ISSUE:
Should the Honorable Mayor and Board of City Commissioners approve
the Final Subdivision Plans for Hudson Commercial Subdivision,
Phase I?
BACKGROUND:
Hudson Commercial Subdivision is located on the south side of State
Road 50 (West Colonial Drive) across from Denny's Restaurant .
Phase I consists of a small 2 . 359 acre parcel with frontage on
State Road 50 . Included are Lots 1 and 2 and a small retention
area (the overall site is 17+ acres) .
Phase I would not impact the Class II Wetland area discussed at an
earlier meeting; there will be a 25 ' buffer between the Class II
Wetland and development .
DISCUSSION:
The Final Subdivision Plans for Hudson Commercial Subdivision -
Phase I were reviewed and approved by the Development Review
Committee on September 9, 1993 .
CONCURRENCY MANAGEMENT:
A Staff Report addressing concurrency is attached.
PLANNING AND ZONING RECOMMENDATION:
The Planning and Zoning Commission met on September 14, 1993 and
recommended approval of Hudson Commercial Subdivision, Phase One,
subject to (1) the issuance of a Final Certificate of Concurrency,
and (2) acceptance of permits from SJRWMD and any other required
regulatory agencies .

STAFF RECOMMENDATION:
Staff recommends approval of the Final Subdivision Plans for Hudson
Commercial Subdivision - Phase I , subject to the issuance of a
Final Certificate of Concurrency.

FINAL CERTIFICATE OF CONCURRENCY
ISSUE
Should the Honorable Mayor and Board of City Commissioners approve the
Final Subdivision Plans for Hudson Commercial Subdivision, Phase One?
BACKGROUND AND DISCUSSION
The application for the Final Certificate of Concurrency was received on
September 9, 1993 . The application has been reviewed and there is
adequate infrastructure to serve the development. In order to issue the
certificate, the developer must reserve water and sewer capacity by
Developer Agreements.
The Developer Agreements for water and sewer capacity also appear on the
Consent Agenda. They must receive approval in order for the City
Commission to approve the Final Subdivision Plans.
RECOMMENDATION
Staff respectfully recommends that the Honorable Mayor and Board of City
Commissioners approve the Final Subdivision Plans for Hudson Commercial
Subdivision, Phase One (Griffin Center) along with the Developer
Agreements for water and sewer capacity (Triple H Properties) which are
also part of the Consent Agenda.
