BACKGROUND: Prairie Lake Subdivision is a 58 . 09 acre single family subdivision located north of Hackney Prairie Road, East of Clarke Road. The project consists of 193 lots with a minimum 8 ,000 s . f . lot area and 70 foot frontage in accordance with underlying R-1A zoning classification. The City Commission approved the Preliminary Subdivision Plans (PSP) for Prairie Lake, Phase I & II on February 15 , 1994 . DISCUSSION : Throughout the DRC review process , the developer has conformed his plans to the City Land Development Code subject to the Conditions of Approval of the PSP . The DRC reviewed the Final Subdivision Plans on June 7 , 1994 and gave unanimous approval subject to a partial waiver of the stormwater management pond design criteria to permit a slight reduction in the amount of required freeboard. Planning and Zoning Commission Recommendation: The Planning and Zoning Commission met on June 14 , 1994 and voted unanimously to recommend approval of the Final Subdivision Plans in accordance with the staff recommendation. STAFF RECOMMENDATION: Staff respectfully recommends that Mayor and Board of City Commissioners approve Prairie Lake Subdivision, Phase I & II , Final Subdivision Plans as signed and sealed on June 8 , 1994, subject to a partial waiver of the required one foot freeboard for the 25 year, 24 hour storm event .
