BACKGROUND: Phase I of the Ocoee Industrial Park represents Lot 1 of the overall 22 lot development . Preliminary Subdivision Plans for the project were approved by the City Commission on August 4, 1992 . The underlying zoning of the property is I-2 General Industrial District , and the lot area is approximately 0 . 81 acre. DISCUSSION: The owner of this development previously constructed an industrial building on this site with access off of Enterprise Street . Subsequently, a Preliminary Subdivision Plan for the entire property was submitted, with Lot 1 incorporating the existing facility. The proposed Final Subdivision Plan will enable the owner to Final Plat this lot so that it may be sold to another user. STAFF RECOMMENDATION: Based upon approval by the DRC on March 2 , 1994, staff recommends that the Phase I Final Subdivision Plan for Ocoee Industrial Park be approved with the stipulation that the sewer capital charge be paid prior to City Commission action on the plans . PLANNING AND ZONING COMMISSION RECOMMENDATION: The Planning and Zoning Commission at its regular meeting on March 8 , 1994 unanimously approved this project based upon the staff recommendation.
