Issue:
The Public Works Department requests that the Ocoee Mayor and City Commission approve the
plat for Forest Trails subdivision.
Recommendation:
Staff recommends that the City Commission approve the final plat of Forest Trails as submitted
and authorize the Mayor and City Clerk to sign the Plat.
Background Summary:
This plat is for Forest Trails subdivision, which consists of 120 unit single family residential
development with its associated roads and storm water management system serving the
developement. Forest Trails is located on the north side of Clarcona-Ocoee Road, a quarter of a
mile west of Apopka-Vineland Road and directly across of Windstone subdivision. All required
documentation pertaining to the platting of this development has been reviewed and approved by
City staff
The developer has posted a Performance Bond in the amount of 115% of cost of the uncompleted
work. The value of that bond is $610,000. This is a standard requirement in platting a
development prior to the completion of all construction. The two-year Maintenance Bond will
be furnished to the City at the time of Certificate of Completion.
Fiscal Impacts:
The Plat Review is paid of by the developer, and the construction of this subdivision will
increase the revenue of the City.

RE: Approval of Forest Trails Plat
ISSUE
The Public Works Department requests that the Ocoee Mayor and City Commission approve the
plat for Forest Trails subdivision.
BACKGROUND/DISCUSSION
This plat is for Forest Trails subdivision, which consists of 120 unit single family residential
development with its associated roads and storm water management system serving the
developement. Forest Trails is located on the north side of Clarcona-Ocoee Road, a quarter of a
mile west of Apopka-Vineland Road and directly across of Windstone subdivision. All required
documentation pertaining to the platting of this development has been reviewed and approved by
City staff
The developer has posted a Performance Bond in the amount of 115% of cost of the uncompleted
work. The value of that bond is $610,000. This is a standard requirement in platting a

IDENTIFICATION
21. The City of Ocoee is subject to the terms, provisions and restrictions
of Florida Statutes, Chapter 163 concerning moratoria on the issuance
of building permits under certain circumstances. The City has no lawful
authority to exempt any private entity, or itself, from the application of
such state legislation and nothing herein should be considered as such
an exemption.
22. A 5.00 foot fence easement is hereby granted to the Forest Trails
Homeowner's Association, Inc. along the side and rear line of Lots 22,
23, 86, 87, 88, 91, 108 and 109 as shown hereon for the purposes
of construction and maintenance of a fence along Tracts "E" and 'F':
This easement shall be coincident with the 5.'00 feet utility and
drainage easement referenced in Note #4 above. Maintenance of the
easement area shall be the responsibility of the individual lot owners.
