Subject: Request for extension of approval of the Conceptual Plan for Villas at Woodsmere.
Background Summary:
On July 6, 2004 a 90-day extension for the Conceptual Plan was approved by the City Commission
to allow the applicant sufficient time to complete the Preliminary Subdivision Plan.
On October 22, 2004, the applicant submitted the Preliminary Subdivision Plan to the Planning
Division. However, it is the opinion of the City Attorney that the extension of the Conceptual Plan
approval has lapsed and must be extended for another 90 days.
Issue:
Should the Mayor and City Commissioners grant another extension of approval to the Conceptual
Plan for the Villas at Woodsmere ?
Recommendations
Staff is in support of the request and is confident that the developer is moving forward with this
project and recommends approval of the 90-day extension.

Extension of Approval of Conceptual Plan for Villas at Woodsmere
ISSUE
Should the Mayor and City Commissioners grant an extension of approval to the Conceptual Plan for
the Villas at Woodsmere for another 90 days?
PREVIOUS CITY COMMISSION ACTION:
On March 16, 2004 the Mayor and City Commissioners approved the Conceptual Plan for the Villas
at Woodsmere. This is the 6.4-acre project located west of Good Homes Road, just south of Rose
Hill, planned for 64 townhouse units. Condition of Approval # 2 of that approval stipulates that a
Preliminary Subdivision Plan for the project be submitted within 90 days of the City Commission
action unless the Commission grants an extension.

STAFF RECOMMENDATION:
Staff recommends that the Mayor and Commissioners grant an extension of approval for the
Conceptual Plan of the Villas at Woodsmere for another ninety (90) days.
