Subject: McKey Street Business Improvement Incentive Grants
Issue: Providing incentive grants for businesses along McKey Street to make
exterior improvements to their buildings and/or lots.
Recommendation: Approval of two matching grants, maximum $5,000 each, for
two different downtown business owners.
Background Summary: The McKey Street Streetscape Project is underway. This
would provide incentives for business owners to make
improvements to their property to go along with the public
improvements with the overall result of an improved look
downtown.
Fiscal Impacts: Staff is recommending two, $5,000 grants. The $10,000 total
would come from the FDOT reimbursement grant as long as
there are no major change orders needed for the streetscape
project.

RE: McKey Street Business Improvement Incentive Grants
ISSUE
Providing incentive grants for businesses along McKey Street to make exterior improvements to
their buildings and/or lots.
BACKGROUND/DISCUSSION
The McKey Street Streetscape Project is underway. These grants would provide incentives for
business owners to make improvements to their property to go along with the public
improvements with the overall result of an improved look downtown.
Staff has already discussed this concept with two downtown property owners: Jim Sills and
Terry Long. Both property owners have approved of the grant concept. The City (through the
FDOT grant) and the property owners would split the cost of improvements to the private
property. The grants would be for a total (maximum) amount of$10,000 for each property with
the property owner contributing $5,000 and the City matching with $5,000. The projects would
be approved ahead of time. Typical grant projects would include new pavement, decorative
exterior treatments to buildings, new signs, etc. The grants would be limited to exterior
improvements which would result in aesthetic improvements to the downtown area.
Specifically for these first grants, FDOT has approved of the monetary expenditure if the
projects are directly related to the streetscape project. Staff has discussed with them the
possibility of paving the lots at 2 West McKey Street and 101 West McKey Street. The paving
is acceptable to both FDOT and the property owners.
RECOMMENDATION
Staff respectfully requests that the City Commission approve a maximum of$10,000 to be
designated from the FDOT reimbursable grant funds.
