ISSUE
The Engineering Department requests that the Ocoee Mayor and City Commission approve the Short
Plat for Sawmill Lot 11.
BACKGROUND/DISCUSSION
This short plat is for Sawmill Lot 11 which is located west of Apopka-Vineland Road and
approximately one half mile south of Clarcona-Ocoee Road and consists of splitting a one acre lot in
half Each new lot will be a half-acre lot of which one of them has an existing house on it and the other
lot is vacant.

ORANGE COUNTY, FLORIDA
BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
Beginning at the Southeast comer of said Lot 11, being the intersection of the North Right of Way line of Sawmill Boulevard and the Westerly Right of Way
line of the Seaboard Coastline Railroad; thence North 89'3742" West 152.95 feet along said Northerly Right of Way line to the Southwest corner of said Lot
11; thence departing said Right of Way line and along the West line of said Lot 11 North OO'01'44" East 310.75 feet; thence North 44 50'50" West 22.95
feet to the Southerly Right of Way line of Log Jam Court; being a point on a curve, concave northwesterly, having a radius of 55.00, a central angle of
44'52130 and a chord of 41.98 feet, that bears North 2742'55" East; thence northeasterly along the arc of said curve, 43.08 feet to the northwesterly
most comer of said Lot 11; thence South 89'43'20" East 150.00 feet along the North line of said Lot 11 to the Northeast corner of said Lot 11; thence
South 00'01'44" West 356.00 feet along the East line of said Lot 11; thence South 89°37142" East 4.11 feet to a point on aforesaid Right of Way line of
Seaboard Coastline Railroad; thence South 06'37'45" West 10.06 feet along said Right of Way fine to the Point of Beginning.
Containing 1.268 acres, more or less.
GENERAL NOTESII
1. Bearings shown hereon are based on the East line of Sawmill, Phase 1 as
recorded - in Plot -`Book _23 `-. Pdges 32 through 35 cf `the `Public`'Records of
Orange County, Florida, being South 00'01'44" West.
2. There is a 5.00' Utility and Drainage Easement along all side lot lines and a
5.00' Drainage Easement along all rear lot lines unless otherwise noted.
3. All Utility and Drainage Easements along front, side, and rear lot lines shall
be maintained by the individual owner.
4. The City of Ocoee is subject to the terms, provisions and restrictions of
Florida Statutes, Chapter 163, concerning moratoria on the issuance of
building permits under certain circumstances. The City has no lawful authority
to exempt any private entity, or itself, from the application of such state
legislation and nothing herein shall be considered as such an exemption.
5. Pursuant to F.S. 177.091(28), all platted utility easements shall also be
easements for the construction, installation, maintenance and operation of
cable television services; provided, however, no >such -construction, installation,
maintenance and operation of cable television services shall interfere with the
facilities and services of an electric, telephone, gas or other public utility. In
the event a cable television company damages the facilities of a public utility,
it shall be solely responsible for the damages. The above shall not apply to
any private easements, if any, granted to or obtained by a particular electric,
telephone, gas or other public utility. Coble television services construction
shall comply with the National Electrical Safety Code as adopted by the
Florida Public Services Commission.
6. Access to Lot 1 of this Plat is through Sawmill Boulevard and access to Lot
2 of this Plat is through Log Jam Court. There are no access limitations for
Lot 11 to Sawmill Boulevard or Log Jam Court per the underlying plot of
Sawmill, Phase 1 as recorded in Plat Book 23, Pages 32 through 35 of the
Public Records of Orange County, Florida.
