Extension of Final Subdivision Plans
ISSUE:
Should the Honorable Mayor and City Commissioners approve a one-year extension for the Final
Subdivision Plans of Olympia Cove PUD - South Village?
BACKGROUND:
Olympia Cove PUD - South Village is a 48 lot single family subdivision adjoining the southwest shore of
Lake Olympia located north of White Road, east of Montgomery Road extended. The owner of this
property had Final Subdivision Plans approved on August 15, 1989. Since no on-going development has
occurred on the project for over a year, the Final Plans have technically lapsed.
DISCUSSION:
The owner of the property has requested an additional one-year extension of the Final Subdivision Plans
(see attached letter) in order to permit sale of the project to a developer. This extension will allow the
developer to update all necessary Plans and permits so as to begin construction within the one-year
period. In order to ensure that the Plans meet current City Land Development Code Standards, the
Development Review Committee should conduct an administrative review prior to permitting development
to occur. Should this review reveal the need for any substantial changes to the Plans, the project would
then be processed under the formal procedures specified in the Land Development Code.
STAFF RECOMMENDATION:
Staff recommends that the Honorable Mayor and City Commissioners grant a one-year extension for the
Final Subdivision Plans of Olympia Cove PUD- South Village until December 19, 1996, subject to DRC
administrative review of the Plans to ensure substantial compliance with current City Land Development
Code Regulations.

telephone regarding the applicable procedure for obtaining an
extension of the Final Subdivision Plans for that project.

Final Subdivision Plans for the Olympia Cove PUD South Village be
brought before the City Commission for a one-year extension. Also,
please advise which records and plans need to be provided for this
request, and how many copies of each will be needed. Finally,
