SUBJ: REQUEST BY DEVELOPER OF SPRING LAKE SUBDIVISION
FOR ONE YEAR EXTENSION
ISSUE
Should the Honorable Mayor and Board of City Commissioners approve
a one year time extension from July 22 , 1992 to July 22 , 1993 on
the Spring Lake subdivision plan?
BACKGROUND
Article IV, Section 4. 3 . 3 of the City's subdivision Code calls for
the automatic voiding of Preliminary and Final Subdivision Plans if •
a preconstruction conference, per Section 6 . 5 . 3 , has not commenced
within one year from the date of Final Subdivision Plan approval .
The Code goes on to say that the City Commission may grant a time
extension upon written request to the Planning Director, provided
that the Plans still comply with current regulations .
DISCUSSION
The Planning Department has received a written request from the
developer to extend the date of automatic voiding of Preliminary
and Final Subdivision Plans . (See attached request . )
The developer's plans continue to comply with current subdivision
regulations .
RECOMMENDATION
The Director of Planning recommends that the developer be given an
extension of time, until July 22 , 1993, to hold a preconstruction
conference on the proposed development .

RE: SPRING LAKE SUBDIVISION, OCOEE, FLORIDA
Dear Bruce:
The approvals for the captioned subdivision will expire some time in July 1992. As you
are aware, the market has been severally depressed. The construction of Clark Road has
also created a good reason for this subdivision development to be delayed.
We have had several serious inquiries about the subdivision and expect to see some action
in the coming months.
Please consider this letter our request for a one (1) year extension of the approved plans
for the subdivision. Please take the necessary action on our behalf to secure the
extension.
