The subject site is approximately 8.13 acres in size. The proposed use is for a three-story 34,969 SF Self-Storage Facility adjacent to the Pet Paradise. The subject site parcel ID number is 31-22-28- 0000-00-050. Parking is being provided with one space per 75 units and one space for each two employees. The loading area is located inside the building with a drive through the center. Stormwater is going to the master stormwater pond which will be enlarged with this project. Utilities are being provided by an existing water and sewer line installed under the South West Utility Service Area. A six-foot sidewalk will be extended on the north end. Issue: Should the Honorable Mayor and City Commission recommend Approval of the Preliminary / Final Large-Scale Site Plan for the proposed Ocoee Tomyn Self-Storage in the Barkeritaville PUD? Development Review Committee Recommendation: The Development Review Committee (DRC) met on December 7, 2021, and reviewed the proposed Preliminary /Final Large-Scale Site Plan. The Development Review Committee voted to approve the Preliminary/Final Large- Scale Site Plan. Staff Recommendation: Based on the analysis provided in this staff report and the recommendations of the DRC, Staff recommends that the Honorable Mayor and City Commission approve the Preliminary/Large-Scale Site Plan for Ocoee Tomyn Road Self-Storage. PUMPS: Submersible pumps shall be HOMA Model GRP44/3, The grinder pumps shall be installed In the H-20 LP FRP wetwell utilizing a dual slide rail system. The pumps shall be capable of pumping materials normally found in domestic and commercial sewage. Stator winding shall be open type with Class F insulation and shall be heat - shrink fitted into the stator housing. The use of pins, bolts, or other fastening devices Is not acceptable. A heat sensor thermostat shall be attached to the top end of the motor winding and shall be connected In series with the magnetic contactor coil In the control panel to stop motorif winding temperature exceeds 140 C., but shall automatically reset when the winding temperature returns to normal. Two heat sensor thermostats shall be used on three phase motors. The pump motor shaft shall be AIS1420 SS threaded to take the pump impeller. Upper & lower mechanical seals shall be Tungsten Carbide vs Tungsten Carbide. DUPLEX CONTROL PANEL: To insure complete unit and warranty responsibility the electrical control panel must be manufactured and built by the pump supplier. The pump suppliermust be a TUV (UL508A CERTIFIED) manufacturing facility, with a minulmum of 10 years history in the manufacturing of electrical control panels.
