I.CALL TO ORDER •
Special Magistrate James A.Fowler-called the-Code Enforcement-Special Magistrate Hearing to order at 1:00 p.m. in the
Commission Chambers of City Hall located at 150 North Lakeshore Drive,Ocoee,Florida.
II.SWEARING IN OF WITNESSES
Code Enforcement Clerk Justin Mieras administered the oath to the Code-Enforcement Officers and to anyone intending
to speak regarding a case presented today.
III.NEW CASES

Violation_Cited:-§5-1.E.(1)(a) _
Code: No building,structure or land shall hereafter be used or occupied,and no building or structure or part thereof
shall hereafter be erected,constructed, reconstructed, moved or-structurally altered, unless in conformity with all of
the regulations herein specified for the district in which it is located.
ObservatiOn: 1 Taylor Street has multiple parked/stored vehicles and trailers on the property.Additionally,an opaque
fence covered with signs and a shed have been erected on the property. -
Officer Diaz presented the case,entered photos into evidence,and explained that-as of June 16,2022,the property was
still in non-compliance:The City asked for an Order of Compliance within 15 days,or thereafter to be fined$200.00 per
day until the property comes into'compliance:
Attorney Solik representing the City of Ocoee called.Development Services Director Rumer to testify.He presented a
PowerPoint into evidence and'further elaborated on the zoning map for this property and the zoning definitions.
Respondent Steve Marbais presented into evidence a map and a list of zoning usages allowed in Light Industry zones
and:argued his usage qualifies.
Conclusion: •
Special Magistrate James A.Fowler ordered that in Case in#2022-00083,the respondent be found in violation as cited as
of March 18, 2022,-and be given until July 15, 2022,=to come into compliance by removing all vehicles, storage, trailers,
sheds, and signage or be fined$200.00 per day until found in compliance.
